This beautiful, bright space has high ceilings, nine gigantic windows and looks out over the Indian River and the D&H rail trail. At 1100 sf, it is full of light and feels wide open and airy. The refinished original fir and maple floors add a warm glow to the entire space. Sit by the kitchen window sipping tea and look out at the natural world as the sunlight streams in.

The building is on a slope, so the western-facing kitchen and porch rise up high over the river and the view is breathtaking. Steeping out onto the porch, you’ll feel like you’re on a mini-adventure peering down over the river and across to the trail only feet away. Take long walks, run, bike, ski, or snowshoe on the 11 mile trail or sit quietly on a bench absorbing the trickle of water in the wetland, wildflowers, the smell of the ground and sight of light breaking through the clouds after a rain, the sound of birdsong and crickets, the sky at dusk, the flickering light of fireflies as night falls. Explore the dramatic quarry trails up the road, take a dip in the river, hang out in the garden by the river during twilight or at night by the small fire pit. Head to Pawlet, Dorset and Manchester for hiking and great food.

The two bedrooms have queen beds, closets, light-filtering roller shades as well as light-blocking curtain panels. The bedroom next to the kitchen has large antique cabinet doors that swing open from the kitchen, allowing the western light to shine through. Close them for privacy. The round wooden table in the room can double as a desk or a dining table as you pass food through the cabinet doors above the stove.

The bathroom has a shower and a slate floor laid with slates from a local quarry. The kitchen is fully equipped and has a large pantry full of additional cookware, platters and bowls as well as a work space. The door has a window looking out onto the porch. On warm days, prop the door open for lots of afternoon sunlight and fresh air. Or sit on the balcony and work from your laptop.

There are three potential workspaces. One of the bedrooms can be used as an art studio.

The apartment is on the second floor and free parking is available in the driveway.

WiFi and utilities included. Access to the washer and dryer. Access to the garden and fire pit. Smoking is permitted on the porch or in the back of the building, but not inside or anywhere in the vicinity of the front of the building.

Other than the post office, there is no retail activity in West Pawlet, but great food and markets with artisanal food products and fresh produce are nearby. Grocery shopping in Granville, NY 3 miles away and Manchester has a huge Shaws with great produce. Middlebury has a great food coop. Albany, an hour or so away, has a Trader Joes.

Abundant hiking trails, rivers, streams, and swimming holes nearby.

For downhill skiing, Bromley is 19 miles away. Stratton, Magic, and Killington are all within an hour drive. Stowe is about 2.5 hours north.

Amtrak from NY stops in Fort Edward 18 miles southwest of West Pawlet.

From Boston, the Dartmouth Coach stops in West Lebanon and Hanover, NH, around 50 miles north

Manhattan and Boston are both about a 4 hour drive from West Pawlet.

I bought this beautiful, landmark building in Jan. of 2023 and have been renovating it, space by space, ever since. It has been the greatest experience and achievement of my life other than raising my kids. Every day I can't believe my lucky stars that I get to fix up and live in this historic building with a garden next to the river and rail trail in the village of West Pawlet. I love it here.
