Looking for someone to take a room and join us on the lease in our awesome, sunny 3 bedroom apartment in Prospect Lefferts Gardens. My partner and I live together, but in separate bedrooms, so you’ll be taking the third bedroom on the opposite side of the apartment. Great for those looking for a budget-friendly room with in unit laundry+dishwasher in a gorgeous and quieter area. We live above a kids' science center, so we've got their flower garden and little library in the front of building.
RENT: $1050 + ~$20/month utilities
LEASE: Dec 1, 2024, sublease until next year, or month to month
MOVE IN: Earliest Nov 27, latest Dec 4, we're flexible!
THE ROOM:
- 10 x 8ft, full size bed plus a dresser and desk can fit snugly. Folks have also had twin beds for more space
- West facing window, so you get the gorgeous sunset and afternoon glow
- Closest room to the street, moderate level of noise for a mid-tier avenue road (not a quiet side street, but not Eastern Parkway either)
- Your closet (6x2ft) is in the common space just outside the bedroom, has closing doors
THE APARTMENT:
- 12 minute walk to Prospect Park and the Prospect Park B/Q/S subway stop, as well as Lincoln Market & Associated grocery stores & dry cleaners
- 9 minute walk to Sterling St & Winthrop 2/5 subway stop, Key Foods & CVS Pharmacy by the Winthrop subway
- 1.5 bath. Washer & dryer are in half bathroom
- Lots of closet/cabinet/storage space
- 2nd floor walkup, not wheelchair accessible. Gisela uses mobility aids and goes up/down steps slowly on good days, but this is not possible for everyone
THE NEIGHBORHOOD:
- Prospect Lefferts Gardens is growing in popularity among the artistic 20s-40s crowd, more and more to do every year
- Overall a quiet, lovely, residential and family-oriented neighborhood, with a lively commercial center along Flatbush Avenue, 8 minutes walking east
- Owl Music Parlor is 4 doors down (awesome musicians' musicians), Bar Bayeux brings the jazz vibes 8 minutes away, Hamlet Coffee is truly excellent 2 blocks away, dance parties at Anything restaurant+bar 5 blocks away

- Overnight guests are welcome, just let us know in advance :-)
- Quarantine protocol during positive COVID infections is taken seriously (frequent disinfecting, common area masking, etc)

LIVING STYLE:
- We love a cozy sanctuary at home, occasionally bringing folks over but generally not having the party here
- Weekly cleaning schedule! We stagger who does what common area space. Our idea of "clean" is keeping a clean sink at the end of each day, fine to leave stuff soaking for a few hours
- Rough schedule of waking around 8/9am on weekdays & lights out around 11pm, weekends wake up around 10am and lights out around 1am
- We cook several times a week, so if you are also a big home cook, we can coordinate timing and freezer space
- Our living room area will be largely vacant with our roommate leaving, so awesome opportunity if you have furniture/decor or want to get any, we'll work on it together
Current tenant
1 month's rent and security deposit equal to 1 months rent required upfront. If this is tough at this moment, we can talk about a payment plan, let us know. Gisela will hold onto your deposit in a separate savings account, to be returned to you upon move out.
You'll sign a sublease agreement with us, stating when you're renting, going over the state of the room at move-in, and you'll be sending Gisela the monthly rent at the end/1st of each month. She collects the rent from all roommates and sends it to our landlord via rent payment portal.
Nontraditional jobs welcome (freelance, artists, gig work), just pay your rent on time and we're good to go!
