I'm subletting my large furnished 1-bedrm/1-bath apartment on the second floor of a 4-unit building. Stairs, no elevator. Quiet residential neighborhood walking distance from Warner Bros and Disney and 15 minute's drive from Universal. Whole Foods across the street. Lovely courtyard with propane fire pit. Hot tub shared with other residents. Has stacked washer/dryer in unit. Hardwood floors with area rugs, carpeted bedroom. Central A/C and heat plus ceiling fans in living room and bedroom. Comfortable queen-sized bed, linens, towels, and kitchen set-up. Enclosed garage provides one parking space and has a remote door opener. It can accommodate an average-sized car, but not an oversized vehicle. Street parking can be arranged, but there are restrictions. No smoking of any kind indoors, no cats. Small dogs considered on a case-by-case basis. A dog has lived in this apartment. The landlord lives in the unit directly below and has two dogs.
NOTE: Photos of kitchen and bathroom are totally accurate. Other photos are of the actual furnishings you can expect, but some are pictured in a different apartment because I have not moved into this unit yet. Photos of furniture in place will be available around March 10th.

About This Lister

I have worked in the film and television industry for over 30 years. First as a Script Supervisor, then as a VFX Coordinator. I am the leaseholder, but I will just be moving into this unit as of March 1st, then going overseas for a job that is expected to last approximately 2 years. I have been living in a different unit downstairs in the same building for the past 5 years, but am moving to the upstairs unit now. I can show the space myself between March 5-16, but the furniture will not be in place until approximately March 10. The landlord can show it from March 17 onward. I am a cis gender female and my pronouns are she/her.

I am the leaseholder. The landlord has authorized me to sublet.

Rental requirements

A 6-month minimum is required but the apartment will be available for 2 years so long term commitments are preferred. Tenants must submit rental applications through KeyCheck and agree to a background check, eviction report, and soft-pull credit check. At least one reference from a previous landlord is required as well. Must pay application fee of $45 and a refundable security deposit of $500 is required. Subletter must also provide proof of a renter's insurance policy (estimated yearly cost is $300 or less). My landlord has authorized me to sublet, but subletter must sign a written lease agreement compliant with California State Law. The monthly rate of $2,500 per month includes all of the following utilities in addition to the base rent: water, power, gas, high-speed internet, street parking permits (not parking citations). Please let me know how many vehicles you intend to bring, what size, and if you are willing to register your car to the address of the apartment.

Pets Policy

I am allergic to cats, but small well-behaved dogs will be considered on a case-by-case basis. Neighbors are pet-friendly but no excessive or chronic barking will be tolerated.
