On St. Nicholas Ave b/w Greene & Bleeker, ~5 min walk to DeKalb L and Myrtle/Wyckoff M trains.
Ground floor, 2-bed, 2-bath unit w/ separate entrance from rest of building. The entire building was gutted in 2018 and I was the first and only tenant to live here after the renovation.
Looking for at least a full year sublettor, preferably to the end of the next lease which would be 8/31/26, but I'm flexible.
Unit has an open floor plan, exposed brick, all new appliances, tons of counter and cabinet space, separate bathrooms (both of which have bidets installed), in-unit washer/dryer, dishwasher, an extra mini-fridge, WiFi-connected printer/scanner, shared roof deck (great view — see pics), and private backyard (w/ gas grill).
The sublet BR does not come furnished, but we can discuss it if that's something you're looking for. I would likely charge $500 or so to get it furnished for you ahead of time with a bed frame, mattress, dressers, etc.. You're also obviously free to furnish yourself. My side hustle is also carpentry/woodwork so we can mod the room however you want.
UTILITIES: Verizon Fios 200 Mbps WiFi and electric stove + electric heating/AC (Halcyon wall units in both bedrooms + living rm). Utilities bill is typically in the $300-500 range altogether — at the higher end of the range in the dead of winter/summer (electric HVAC, stove & W/D are energy guzzlers, but not having to go to a laundromat, esp in January, is so key).
I'm a laid-back 39 yr old, down-to-earth personality, into movies, music, books, art, cooking, plants, and IMO pretty easy to talk to / get along with. I like to keep the space as neat and clean as possible, am cool with having pple over, down for the occasional turn-up, but in general keep it fairly low-key. I'm a v open person, LGBQT+ and 420-friendly, open to pets, and in general believe co-habitation is built on mutual respect.
I'm also from CT originally and usually go back at least once a month so you’ll get the apt to yourself every so often.
Current tenant / leaseholder
The rental rate will be $2090/mo and I’d ask that you put half ($1045) upfront as a deposit to officially take it off the market (which will be applied towards first month’s rent w/ the rest being paid upon move-in).
The lease is up on 8/31/25 and I'll be renewing for at least another year. My preference is for a longer-term sublet but I’m somewhat flexible on this. If you’re unsure about the exact length of stay but know it will at least be 8-12 months and you can give me at least 60 days notice for when you’d be moving out — that will work.
I am going to require a paystub or some sort of income verification and a snapshot of your current credit score as I've had some issues with prior sublettors meeting financial obligations on time. Other than that, I'm not going to require any documentation, application fees, or security deposits. I'm generally around for showings most of the day/night/wknd.
