I’ve built out three studios in my full floor Tribeca loft—just the one Is left. This place is like old New York—back when downtown was full of artists not tech bros. Were in the coolest street in Tribeca with tons of yummy food nearby
I use the space as a sewing and screen printing space. The rental studio has been built out with wood over studs set at 16 inches. Iit is 400 sq feet snd comes with a small amount of external storage space that is not counted in the square footage
Since this is part of a much bigger space, there’s also a bathroom with two stalls and a printing wash out booth, a kitchen which is in process of being remodeled plus a professional steam iron setup with 3 stations. There will also be a communal sitting area
The studio is wood on stud walls but I’ve left the studs on one wall uncovered in case you prefers to install something that lets light in like plexi —if not wood will be installed before move in
Space is accessible 24/7 with elevator available weekdays 830-445 with break for lunch. Elevator is commercial and requires an operator. We are on third floor
In addition, there is also paid access to screen printing, clicking and a variety of commercial sewing machines.
We are a fashion brand with one or two sewers working most days. We welcome other fashion brands, artists (there is a slop sink, and most other creative enterprises. Sorry no open flames. Our other two studios are occupied by painters
Space is available immediately with rent beginning may 1 Looking for 6 month renewable leases but will consider other options. Utilities beyond the 600 we currently pay will be shared between tenants.

I’ve discounted the space to 1500 solo/1750 shared down 1000 a month and only a few hundred more than my other studios that are half the size—so it is really a steal.
