the building: pre-war building, four-floor walk-up, approximately 38 units. beautiful, expansive, tiled and marble lobby and stairs. large courtyard for communal use.
the apartment: three bedroom, sun-drenched apartment, third floor. windows in every room including the bathroom. two common area closets. galley kitchen. hardwood floors. living room looks upon large courtyard and garden.
the room: one of three bedrooms. the smallest room of the three and the least in rent, approximately 13.5' by 9.5', facing into the quieter courtyard with one large window, approximately 3', and one closet. the room will be unfurnished.
the costs: the room is $642, and the utilities average $60-80 per person per month. we can also provide copies of the lease/utilities to verify the apartment’s total rent and what each person pays.
the transportation: approximately 10 minute walk to either the A/C or the 3/4 at utica avenue. b46 bus around the block, b46+select is three blocks south. approximately 20 minutes to Manhattan via subway.
the hard outs: no pets/dogs/cats. no partying.
general space: the general space is furnished, so we do not have room to bring in new or additional furniture. it is also time to freshen the paint in the living room/hallway/kitchen (which we will pay for, it is not on the new roommate), but we would like to wait until we find a new roommate and let them have a vote in what we do to decorate. currently, there is a projector and screen installed, but we have had issues with it and plan on changing it up.
summary: we work m-f, 9-5. we are quiet and respectful to ourselves and our neighbors. our ideal roommate is someone who brings character and energy, but treats the apartment as a place away from the rush. the apartment is full of light and space. we get both north and south light. apartment is rent stabilized and we believe in providing proof of costs (i.e. copies of lease and utilities) so that no one is charged more than the current roommates.

we require first month's rent and deposit. the rent is $642 and the deposit per person is $715. the rent and the deposit increase by a set percentage during each lease renewal (rent stabilized).
we require a few meetings and some documentation.
first, we would like to connect via video chat for introductions. then, we would like to invite you over to the space so we can meet and you can view the room and apartment. we may ask for a second meeting if one of the two of us are not able to meet you when you first come to view the space.
for documentation, we require copies of your paychecks going back six weeks. we will provide the same because it is important that we and any potential roommate are on the same footing with trust and information. we may ask for references.
