We’re looking for someone to take over our lovely 2 BR / BA duplex on the border of West Hollywood and Melrose. We love this spot — our unit neighbor is great, as is our landlord. But, we’ve decided to head back to the east coast, closer to family.
The unit itself is really nice and spacious, at 1000 sq feet, pet friendly, with lots and lots of big windows and natural light. Both bedrooms feature good sized closets, one of which is a walk-in. It was recently renovated, so everything is in great shape, with lots of little nice features, like dimmers on a handful of lights, a smart thermostat with central AC, some new windows, wired for AT&T fiber, and a rainfall shower head in one of the bathrooms.
There’s permit parking out front, and a driveway with shared parking available in the back, and a gated shared front yard. There's also shared laundry in the back of the unit, as well as outdoor storage bins.
The unit is technically in Melrose, one block south of the West Hollywood border. We’re one block over from Fairfax, and 3 blocks south of Santa Monica Blvd, all of which is very walkable to all kinds of shops, restaurants, coffee shops, and even Whole Foods.
Our lease is for $3800, and runs until June 30th, but our assumption is that the landlord will want to start a new lease at the same price, rather than a takeover of our current lease schedule.
Looking for sometime between January 15th and February 1 move-in. We can be flexible based on your timeline, so long as we have enough time to coordinate our move-out. Feel free to reach out with any questions, and we’ll connect you with the leasing agent.
We're Matthew and Ashlye, current tenants. If you have any questions about what it's like living in the unit or the neighborhood, we're happy to answer! Any questions about showings or lease information will be answered by the leasing agent.

All lease contracts and logistics will be handled by the leasing agent via the landlord. She was great to work with when we toured the unit and signed our lease. The income requirements when we signed were: good credit + 3x the monthly rent, plus the standard references, background check, and financial documentation.
Pets allowed, per landlord's approval.
