We are renting our cottage in the Town of Clinton hamlet of Frost Mills from April 15 or May 1, 2025 for $2500/month, excluding utilities (electricity, garbage removal, wifi; owner will cover propane for the stove) for one year renewable leases. This is NOT a short-term rental. We are seeking long-term tenants for renewable annual leases.

The cottage is part of the historic fabric of the hamlet of Frost Mills. Erected in approximately 1820 as housing for the mill operator’s family, it was moved across the road in the late 1800s and has been lovingly maintained and preserved.

The house is ~900 square feet spread across two levels - a downstairs consisting of a living room, dining area, bathroom and kitchen, and a bedroom and half bedroom/office upstairs which is open to the rooms below. There is a laundry room and mudroom/utility room upon entry. There is an elevated deck looking out onto the road accessible from the second storey. There is a functioning Morso wood stove as supplemental heat in winter. Can be delivered partially furnished (sofa, dining room table, queen-sized bed - a mix of vintage and contemporary pieces).

There is a barn for some storage, and land immediately behind the house for a kitchen garden or a small garden. There is more property for recreation on a bluff overlooking the house.

The house is heated and cooled by an electric mini split system, as well as electric baseboard heaters. There is also a wood stove for supplemental heat. Utilities tenant will have to cover include electricity, garbage and recycling removal, and wifi. Landlord pays for propane. House has a septic system and well water, which the landlord maintains. It has a new hot water heater, recently installed Bosch oven, and washer and dryer.

The house is situated next to a stone bluff, and entry is via a set of stone steps leading upwards from the driveway. It is 10 minutes drive from Rhinebeck town, 20 minutes from Kinsgton, and 15 minutes from the Rhinecliff Amtrak station.

Owners live in the neighborhood and are looking for tenants who are respectful and will take good care of this historic property. No smoking inside.
