It's located in the developing Arts district of Utica, NY, walking distance from the Munson museum and Pratt MWP, the free Levitt park concerts on Mondays in the summer, the Bargain Grocer, and the Tramontane Cafe. Five minutes from Wynn Hospital. Dedicated parking spot across the street. This property is a good fit if you are comfortable navigating stairs and enjoy living in a diverse urban neighborhood.
This is the place I would have wanted to live when I was a single creative freelancer! It's a great home base for a remote worker or freelancer who wants good quality of life and easy access to nature (we're a very short drive from the Adirondacks and its endless free lake and hike adventures) and doesn't mind the tradeoffs of living farther from metro centers. I currently live in the area and take the Amtrak to NYC a couple times a quarter for work.

Utica is a former rust-belt city that's similar to what Kingston, NY was like a couple decades ago. Located in the scenic Mohawk Valley 4-ish hours from NYC, Boston, Montreal, and Toronto, we like to think we're the middle of... everywhere!
I'm Nora (she/her) the co-owner of the space. This is the only unit we own, and it used to be my office. I work remotely for a magazine based in NYC and run a small artist residency for folk artists in my spare time. I live nearby and will be showing and managing the space.

We require:
- A chat with the property owner (in person or video call, to share details about the space and answer your questions.)
- A signed month-to-month lease
- First month's rent
- A $500 security deposit
- While we don't require a credit check, we do require proof of ability to pay rent and one character reference from a roommate, employer, or landlord.
- We're also open to a rent reduction of $80/month in the winter for a tenant up for shoveling and salting the steps and walk.
This is a fully furnished property, and we're open to both medium term rentals and long term tenants, with a preference for longer term.
Please note that this is a small house with a single lofted bedroom open to the main living area, and that accessing the sleeping area does require climbing stairs.
Small dogs allowed, no cats due to owner allergies.
