Flexible Move-In Date: Room in a Shared Queer-Friendly Home

Rooms for Rent

$1,350/month

Location

Balmville, Newburgh

Available

April 23, 2025

Transportation

5 minute drive to Newburgh-Beacon ferry; Metro-North Hudson Line (Beacon station) is available from there or 10 mins directly by car. 90 minutes to NYC. 15 minute drive to Stewart Airport.

I am offering a bedroom in my cozy, charming 1940’s home with all utilities and wifi included. One south- and one east-facing window mean sunlight all day, with a view of the backyard that is being converted to a native wildflower meadow. The room is large enough for a queen size bed, has oak hardwood floors and its own closet, and you can choose the color of paint to be used for a fresh coat before you move in. There is also a large dresser that is optional for you to use.

The house itself is furnished, with 2 beds/1 bath, and features an indoor climbing wall, updated kitchen (including dishwasher, gas stove, microwave), washer/dryer, eye-catching built-in bookshelf, central heating & cooling, and a patio in the back with a fire pit (if you are a gardening enthusiast, I invite you to make use of the south-facing backyard for growing food and/or a native garden).

Accessibility: there are no steps from the driveway to the front door (a previous owner installed a ramp), and there are 3 steps from the inside to the patio (access otherwise involves going through the yard and around the house).

Located on a short residential street a few minutes’ drive to the library, restaurants like Hudson Taco and the Newburgh waterfront including the Newburgh-Beacon ferry, and a mile to I-84. Easy access to Rt 9W for businesses and down to West Point. Incredible hiking, indoor and outdoor climbing (30 minutes to the Gunks), and many breweries, wineries, cideries, music venues etc. are all an hour or less away.

If you are interested, please reach out and tell me a bit about yourself and what you're seeking in your next home.

About This Lister

Your housemate would be me, Kerri, the homeowner - a queer person in my early 40’s who wears many hats. I bought this house in 2019 and love it dearly. That said, my work and personal life keep me pretty busy and there are times I am out for a full day or more.

As a housemate, I value communication and conscientiousness, keeping our home fairly neat and clean, and maintaining a relaxed and welcoming environment. Toward that end, I would like to have regular (~monthly) check-ins to keep things running smoothly and address any small challenges proactively.

Rental requirements

Proof of income, 2 references (including one previous landlord), security deposit equal to one month of rent due in advance, plus first month’s rent to move in. I would prefer a year-long lease, but am flexible to a shorter arrangement.

Pets Policy

I do not have pets, though am open to a single pet on a case-by-case basis.
