Personal items and things of value will be removed such as the accessories, ie. rug, throw pillows, etc.

· The location is unparalleled. The Griffin is a landmark building in Brooklyn. You can look it up. It's hard to live anywhere else since it's such a prime location and easy to get around.
· 1 block away from Ft. Greene Park
· 11 train lines within 4 Blocks: (Barclays Center stop- 2,3,4,5,N,R,Q,B,LIRR; Fulton- G; Lafayette- C trains)
· 3.5 blocks to Crunch gym
· 3 blocks to BAM- Brooklyn Academy of Music
· 3 Blocks form Gillman Opera house (dance, opera, ballet performances)
· 4 blocks to Whole Foods
· 5 Blocks to Trader Joes and 2 Targets
· 30 minute walk to Prospect Park
· Tons of cafes, restaurants, laundromat if you need to drop off laundry, nail places, open market every Saturday and Sunday, etc. etc.
I have lived in this building over 20+ years. I have taken great care of the apartment and every inch of it has been remodeled. I have invested over 100k updating it. I am looking for a responsible person, who will take care of it, keep it clean and really take care of the floors, a non smoker or partier, and NO pets. Sorry...I love them, but it's really a process to try to clean pet hair after someone moves. I've done it before and it's really involved.

This is a LEGAL 1 YEAR lease
(PLEASE DO NOT CONTACT ME FOR SHORT TERM. 1 year is the MINIMUM)
Although I am the owner of this unit and will be your landlord, you must go through the application process with the building's management company. You will sign a standard lease with the building in ADDITION to a lease with me that speaks of more specifics related to the apartment itself.
The application will consist of the following:
- Application form
- Letter of employment indicating length of employment, position, salary.
- Personal reference letter
- If self employed, you will need a letter from your accountant indicating anticipated gross income.
- Letter from current landlord stating payment history.
- Copies of last 2 years tax returns.
- 2 recent pay stubs.
- Bank statements.
- You will need to sign other documents that I will provide to you.
- 1 year lease
Fess (all NON-Refundable):
- $450 - application fee
- $100 - credit check
- $150 - move-in
- $150 - move-out
***$800 - total application fee***
- Regardless of whether you take the apartment furnished or not, you still have the move in and out fees. Not sure why, but that's just how it is.
- Courier charges - the application needs to get couriered to the mgmt company.
Note- these checks are paid to the management company directly and not me.
I understand that the application fee is high - it is significantly lower than what a broker fee of 10-15% (yearly lease) would be. I might be flexible on other things, but it would depend on the situation. Once I meet the right person, I would work with them as I've done with others in the past. This is a good opportunity, and I would like to offer it to this community.
The process takes about 2-3 weeks approve
Rent is $3,000/month + 2 months deposit or total of $9,000 + $800 application fee = $9800.00 to move in.
Utilities will be under your name.
