One year sublet - this is nonnegotiable.
The apartment is a ground floor unit of a ten unit building. It is on a quiet street in the low 80's between Columbus and Central Park West. It is close Central Park, the C and B trains and lots of small restaurants.
The floor plan is the kitchen, dining area and living room in one open space with the bedroom as a separate room. Please note that the fire you see in the fireplace is artificial. The garden is the same size as the apartment..
The place is fully furnished as seen in the photos (taken in June 2024). It is a charming yet lived-in space.
You will have access to one large and one small closet.
There are a couple of stairs in front of the building, one step up to the apartment and four stairs leading to the garden so this is not an accessible apartment.
I am looking for a quiet, mature, single who is willing to maintain the garden. No smoking.
There are two washing machines and a dyer in the basement.
Heat and water are included in the rent. Gas, electricity, internet and cable are not included.
About This Lister
I am a retired professor of anthropology who has been renting this apartment for 40 years. I have sublet in the past while traveling and I've always had good experiences.
I will be spending the year in Sweden.

Rental requirements
You will be required to sign a sublease agreement, paying a one month security deposit and one month's rent.
The landlord requires that you submit you most recent W2 or proof of income sufficient to cover the rent.
I will ask you to send me a link to at least one of your social media accounts and provide the name and phone number of at least two references.
Pets Policy
Pets are allowed in the building. As a courtesy to neighbors, I would be OK with a non-aggressive pet who does not bark.
