Welcome to our newly renovated 2-bedroom home with loft-like appeal. Nestled in the middle of a ten-acre, wooded lot with hiking trails, plenty of wildlife and beautiful rock outcroppings to be admired. The house gets great sunlight and is equipped with high-end finishes such as a steam sauna, radiant floor heating throughout the first floor, and brand-new custom-made cabinets with stainless steel appliances.
You enter the house from a stone patio off of the driveway and into a sunlit foyer. All on one level is the kitchen, living room, dining space, and one bedroom with sliding glass doors leading to a stone patio. This level has a polished concrete floor with hydronic radiant heating embedded in the slab for maximum comfort in the winter. Three steps up will bring you to a level with a brand-new full bathroom and exterior door to the back. This floor is also equipped with radiant heating, even in the shower and shower bench!. Lastly, up a flight of stairs brings you to the other, larger bedroom with truncated ceilings and wood floors.
Heating/Cooling: Propane (by tenant) fuels a brand new combi boiler which provides instantaneous domestic hot water and hot water loops for the first-floor heating. The second-floor bedroom is equipped with a new split system (electric) that provides both heating and AC and the downstairs has two split systems (also electric) that provide AC and can also serve as supplemental/backup heating to the radiant floor heating system.
Electricity: The house is separately sub-metered from the main house, and the landlord will bill the tenant retroactively each month.
Internet: Split costs with the landlord. The house is equipped with a commercial wifi system, we currently use the house as our office and the service is great! Our provider is currently Spectrum which we have no issues with, however, Archtop Fiber has recently begun servicing the neighborhood, which we might switch to.
We're located in Saugerties, very close to Woodstock (nearby is the Red Onion restaurant, Woodstock Day School and The Woodstock Jewish Congregation). We're about a 7 mins drive into the heart of Woodstock, 12 mins to the center of Saugerties and 20 mins to the Town of Ulster.
I'm the landlord and neighbor! My wife and I live in the main house for Summer and Vacation breaks - we live there with our two children and dog. I'm an attentive and caring landlord and I treat my tenants like I would want to be treated.
I'm happy to provide tenant references as trust must go both ways.
