We have two bright, large 650 sq. ft spaces and one smaller 500 sq. foot space for rent in a charming old colonial in the heart of Woodstock Village, directly across the street from the iconic Tinker Street Cinema.

LOCATION: The house is less than .5 miles to the main intersection of Tinker Street and Rock City Road in the heart of Woodstock Village, and the drop-off stop for buses from NYC and Albany operated by Pine Hill Trailways. You can feasibly leave your car at home - or in our lot during your stay - and wander down into the Village and take in everything from art openings at the Woodstock Artist's Association and Museum, afternoon tacos at Tinker Taco, theater at the Woodstock Playhouse, yoga at Mountain View Studio, or play pool in the vintage billiards room at the Colony Woodstock before checking out your favorite band or musician at night!

Just further afield is the trailhead for Overlook Mountain, a popular hiking trail that takes you to the ruins of the old Overlook Hotel, and many other varied and spectacular Catskills Mountains hikes that can be done in nearby Mt. Tremper, Phoenicia, Pine Hill, and Tannersville. Winter downhill skiing and snowboarding is only 20 minutes away at Belleayre Mountain in Pine Hill, and at Hunter Mountain.

OUR PROPERTY: Features 1 acre of beautiful grounds, a stream, a fire pit, and both communal and private relaxation areas. Some musicians and artists also have studio space on our property. It is the perfect place to wander and relax, without intrusion, but your neighbors or other guests might cross your path and provide great conversation or inspiration. At the back of the yard is direct access to the walking trails of the Comeau Property: 76 acres of open fields, woods, and creeks to explore on foot, on cross-country skis, or with your beloved dog friends.

RENTAL PERIOD: Available for short-term stays or weekly, with some units available for longer stays, into 2025.

UNITS: All units feature high-speed Wifi, comfortable bedding, towels, a Bluetooth music player, everything needed to cook great meals, and a selection of coffee and Harney & Sons teas. Please note: we do not provide TVs or streaming services. We encourage all guests to observe Quiet Hours in common areas after 10:30PM on week nights, and after 11:45PM on weekends, and to not create loud or obtrusive sounds inside of the units.
No events or parties allowed unless requested and approved by us: a site fee will apply.

1. The Tannery Brook apartment is a newly-renovated one-bedroom, floor-through space on the second floor with skylights in the North-facing bedroom, and a wall of windows in the kitchen and dining area that faces South, with access to your private terrace and spectacular views of the grounds. Visual artists and landscape lovers will be particularly mesmerized by the view in distance, up the hill: tips of golden brown and red-toned grass glistening in the fields, framed out by trees. The space includes a large living room with a pull-out sofa that turns into a roomy XL-twin bed, a modern, well-appointed kitchen with a dining area, and a recently-renovated bathroom with a glass-enclosed shower. Accessible by the main entrance from Tinker Street, up a flight of stairs. Sleeps 2-3 people.

2. The Millstream Suite is a newly-renovated, chic space that flows from front to back, and features a taste of the building's original rough wood beams and windows on three sides. On the North side is a sleeping alcove with a Queen-sized bed, a large living room framed with windows, and a pull-out sofa that turns into a roomy XL-twin bed. On the South side of the space is a large, modern, well-appointed kitchen with a gas stove, breakfast bar, and separate dining area. It includes a recently-renovated bathroom with a glass-enclosed shower. Accessible through your own gated entrance and blue stone patio lounge area in the back of the house. Direct access to the yard and grounds, so great for those traveling with dogs. Sleeps 2-3 people.

3. The Tinker Suite is a charming suite of rooms with a mix of modern and vintage. It has its own entrance on the side of the house with a deck, and you enter through French doors. It features a sleeping alcove with a full-sized bed, a cozy living room with windows on two sides and a view of the Tinker Cinema steeple, a well-appointed kitchenette with everything you need to cook, and a large, renovated bathroom with a bath tub and shower. Direct access to the sidewalk and grounds, so great for those traveling with dogs. Sleeps 2 people.

Management and emergency contacts: The property is managed by a woman and artist-owned boutique vacation business called Crimson-Catskills. We are located within minutes of the property, and live in this area. There is an onsite tenant/musician who does periodic grounds and building maintenance. You are in good hands!

Concierge and grocery shopping / fridge stocking services are available upon request; we even help plan tourism itineraries, and staff small dinners.

My name is Rosie, and I'm the property manager. I moved to the Catskills/Hudson Valley full-time in 2021, after having a weekend place in Phoenicia, NY for many years. I started my vacation business to be able to offer beautiful, well-designed, and good-feeling spaces to visitors and artists who come to this area to relax, create, and get in touch with Nature. I also love helping people plug into all the unique arts and wellness offerings in the HV/Catskills by sharing all the great cultural, art, music, wellness, culinary, hiking, and local spots I've discovered over the years. I'm a visual artist, photographer, and designer, and I love traveling to new places, hiking and exploring the outdoors, road trips, and talking to people from all walks of life.

FEES & CONDITIONS

Varies by unit, and time of year/holiday schedule. The current range is:
$200/240 a night week nights
$240/300 weekends for non-holiday periods, up to two guests; Extra per-person fee for a third guest is $50 per night.
Two-night minimum, except for US holiday weekends, then 3-night minimum.
Discounts available for longer rental periods. Shorter-period rentals start at 3PM, end at 11AM. Please inquire about holiday rates for Thanksgiving, Christmas, and New Year's holidays.

All booking fees due upon selection of dates and agreement to book; cancellation policy offers 100% refund at 7 days or more, 75% at 5 days or more, and down (provided upon request).
Security Deposit: Minimum of $300, or 50% of your booking fee, depending on rental duration.
Fees: $85 cleaning fee (direct pass thru to house cleaner)

Proof of Identity and Rental History: a driver's license, passport, or other government-issued photo ID must be provided, along with one contactable personal reference or a link to your online rental profile with reviews of your previous history as a guest/renter, and/or your or professional LinkedIn profile or website.

All renters must agree to our Rental Rules.

Pets Policy

Pets: We allow well-behaved, socialized, and seasoned traveling dogs for a fee of 10% of your booking, or $20 per night, minimum. Owners must agree to our good-neighbor dog policy in regards to noise, oversight, and clean-up of dog waste. We will consider 2-dogs with discussion, first, an additional fee will be added for a second dog.
