Looking for roommate for 2brm Parlor apartment in brownstone

Hi!
I'm seeking a roommate for my apartment that I've lived in for 3 years. It's on the Glendale/Ridgewood Border (not far from Topos Too).
The apartment is a "parlor floor" (1st floor but up elevated up the stoop), with our own private yard! It's in a 2 apartment brownstone. We have our own laundry and dishwater!
The room is large, about 16x11 with two windows facing the backyard (east). There is no closet built into the room, but may be a chance to buy my current roommates wardrobe.
Other than the room, the rest of the apartment is furnished (aside from needing a coffee table once roommate moves out).
Home is definitely a quiet sanctuary, though I love to plan a good gathering of friends. I have a big garden in the back and would love a roommate who also likes to garden. I'm not a "clean freak" but I like to keep things as tidy as possible with consideration to a busy lifestyle.
I really value communication skills, kindness, and ability to express needs in a productive manner!

I love gardening, watching films, cooking, playing with my dog, and rollerblading.

Rental requirements
Landlords require a formal roommate application with credit check, proof of income etc, but they're not that intense! If you can prove sufficient income or something along those lines, you're probably good.
There is a security deposit.
Pets Policy
I have a small dog and a very elderly cat. I can have no other cats (my cat HATES them) but open to small very well trained and socialized small dogs that are 100% proven to be good with both cats and dogs.
If you have a cat please don't respond- it won't work.
