I’m moving out of state and am looking for someone to take over my lease here in amazing Kingston, New York. It’s a lovely 1 BR apartment, with a separate room (roughly 10 x 10) perfect for an office, studio, or guest room, in the historic Rondout neighborhood, right near the river.
The apartment building has only six apartments, two per floor. Mine is on the top floor. (Up two flights; no elevator.) No need for curtains, as the views are open and there are no buildings close by.
It's not a railroad apartment per se, but think of it as a half floor-through. It's probably 45 feet long and 17 feet wide at its widest (it's narrower in the hallway and dining space).

The neighbors are wonderful (and quiet). The building is well cared for. Management is responsive.
The apartment is on Abeel Street, right near Broadway. There are so many cool things within a 1- to 5-minute walk:
-Rosie General, a cafe that sells amazing sandwiches and baked goods
-Brunette wine bar
-Ship to Shore, an old-school restaurant with a good bar and a stellar burger
-Maison Apres, a vintage shop & cafe
-Department of Things, for those interested in learning screenprinting
-Milne, which has really great deals on MCM and 1970s furniture (they deliver for free to my address)
Kingston Point Beach is a 30-minute walk, short bike ride, or even shorter drive. Hutton Brickyards, which hosts a hugely popular makers fair called Field & Supply every summer, is near the beach. And, of course, you’ll also be close to Center for Photography Woodstock (like a 4-minute drive), Mirador (amazing tapas place), Eliza (picture a Brooklyn bistro), and lots of other places that have made Kingston a destination.
Things to note:
-The latest you could start your lease is March 1. I prefer February 1 or 15.
-Rent is $2,350/month. Utilities average $125/month (and I use the heat and AC liberally).
-Pets are allowed, limited to one dog. There’s a great park around the corner perfect for walking your best friend.
-You’d be taking the apartment as is. It was painted before I moved in and the walls are pristine white. I haven’t hung any artwork, so the walls are in perfect shape.
-The unit is limited, I think, to two people. It’s a quiet place. Definitely not a party building.

There’s no fee, apart from a credit check that will be performed by management. Deposit is a month’s rent. So your move-in cost would be $4,700 (first month’s rent and security), plus the credit check. I believe they’re looking for a credit score of 650 or higher. You’d apply directly with the management company, not me. You can renew the lease after it ends.
Limited to one dog. Large dogs are okay. There are other dogs in the building.
