*VERY CLEAN
*100% NON-smoking property & housemates (no vapes, 420, smokers outside, etc.) Very sensitive to smoke incl incense, unfortunately.
*Prefer pet-free (Small hypoallergenic, quiet dog is fine.)
*Eco-friendly products, especially regarding fragrances (Highly sensitive to harsh chemicals such as bleach, Lysol, Fabuloso, and artificially-scented products, esp plug-ins. LOVE natural scents such as essential oils or plants.)
*Warm and welcoming, but not a party house or frequent guests in shared spaces. (Occasional hosted gatherings are nice.)
* Light or Non-drinking household (responsible adults, not a frat house; prefer people who are rarely intoxicated)
* Reasonably quiet (I expect some city noise such as trains, but want to avoid loud housemates, neighbors, pets.)
*Furnished is a huge plus
In order to avoid problems, must be a true, legal rental (no rooming houses, illegal basement/attic/garage apts., etc.) with landlord who is well-versed in landlord/tenant laws, not someone who thinks they can make up their own rules. (e.g. Tenant must have full access to a real kitchen, must have a real bathroom--no illegal constructions, pls., tenants have right to have guests, landlord cannot just "stop by" and can only enter for specific legal reasons (there are only 3) and with proper notice, landlord knows what a rooming house is (renting a house by rooms) and that it is illegal, lack of written lease is NOT a waiver of tenants rights, etc.
Sorry to be a drag, but this is necessary to avoid the extremely common violations of rental law with everyone taking advantage of the housing crisis.

*Ideally not more than $2k.
