Qualified applicants must demonstrate an annual income of at least **40 times** the monthly rent. Guarantors must demonstrate an income of **80 times** the monthly rent. We accept **one U.S.-based individual guarantor per lease**.
**How to Apply:**

- **Non-Refundable Application Fee:** $20 per applicant, guarantor, and occupant.
**Required Documents (Submit within 24 hours after application):**
Documents can be securely uploaded to the RentCafe Portal. Additional information may be requested upon review.
1. **Photo Identification:** Government-issued Driver’s License or Passport.
2. **Bank Statement:** Most recent statement from a checking or savings account showing the applicant’s name, address, and balance.
3. **Proof of Income:**
- Two recent, consecutive pay stubs with HR contact email (preferred).
- If pay stubs are unavailable, submit ONE of the following along with HR contact email:
- Two recent tax returns with Adjusted Gross Income (Form 1040).
- Recent Employment Letter signed by HR or employer representative on company letterhead, including job title, employment length, and annual base salary (dated within the last 30 days).
- Offer Letter (start date not more than 10 days in the past).
- CPA/CFA Letter stating Adjusted Gross Income or Net Worth.
*If your employer uses an automated verification system (e.g., The Work Number), you must provide a copy of your Employment Report.*
**Payment Requirements:**
The first full month of rent is due at the time of signing the Lease Assignment documents, payable electronically. Details will be provided at that time. The security deposit will be transferred from the current leaseholder to the assignee.
