I’m looking to sublet the bottom floor of my duplex art studio.

Please no musicians.

The floor is 550 sq ft and is $1650 per month. There are stairs at one end of the floor which lead to the 2nd floor which I use.

There's spots for window AC units.

There's a private slop sink and communal bathrooms next door which are cleaned weekly.

The rent includes water, wifi, garbage collection and cleaning of the bathrooms. We would split the gas/electricity utility fees in addition.

The studio also features a gorgeous private courtyard, has plentiful free street parking and is only a 10 minute walk from the Smith - 9th St F/G subway station. B57/B61 buses close by and Citibikes down the block.

Also super close to Lowes & Home Depot. The gated complex is full of other artists and makers.
