GARDEN LEVEL:
The kitchen faces the patio and garden, with french doors to the outside. Ample storage is behind solid cherry cabinetry, including a lazy susan and a pull-out pantry. It also features a double-oven which is electric, with a 5 gas burner stovetop, fully vented to the outdoors. The french door refrigerator features tons of space and filtered water. A quiet, Bosch dishwasher plus microwave, deep sink and breakfast bar complete the kitchen, which is fully stocked with all you need to prep and serve meals, either at the indoor dining room or al fresco.
The dining area is off the kitchen. Also on this level is a full bedroom and glass-tiled bathroom with walk-in shower, as well as a flex space currently used as an office. This space could be set up for a crib or twin bed.
The full bedroom has a premium level sofa with a Full Temper-pedic bed that pulls out and can easily be configured before your arrival to accommodate your needs.
This level features a slate floor with radiant floor heating as well as central AC. The bedroom has an area rug.
THE GARDEN/YARD:
The slate flooring extends to the outdoor patio. This 45' deep yard features comfortable sectional seating with a market umbrella as well as a dining set. All is graced by a huge willow tree that provides shade and greets you in the morning from the primary BR on the parlor level. There are mature plantings including spruce trees off the patio, while Spring and Summer will bring multiple rose blooms and more.
PARLOR LEVEL:
A beautiful, open staircase connects the duplex levels and the parlor floor boasts 12' ceiling heights and 8' front parlor windows. Throughout the home, the windows are new and provide soundproofing.
The stairs lead you to the modern library-esque vibe in the living area, where velvet seating surrounds the wood-burning fireplace. Over the fireplace is a 70" smart tv with an Apple TV, in case you don't feel like reading by the fire.
Off the living room, you'll find a closet, a mini-bar and a powder room all secreted behind a feature wall, so you have everything you need without having to go downstairs if you'd rather not.
Past the feature wall is the primary suite, accessed via a pivot door. Inside, you'll find a Charles P. Rogers cast iron bed with a queen Serta mattress. This special sanctuary faces the garden and has huge oversized windows as well as a large closet and dresser.
Steps from the bed is the primary bathroom, with a double-sized walk-in shower and separate jetted tub. Between is a double sink vanity. This room also features radiant floor heating.
The bathrooms feature marble flooring and the rest of this level features wide-plank heart pine floors as well as an area rug.

It's on a friendly, quiet block located around the corner from the Bergen St stop on the F train and all that Smith Street offers. It's also 15 minutes from Manhattan and the best of Brooklyn: Prospect Park, the Promenade, Brooklyn Museum, with the beaches of Coney Island and more just a little further:

ACCESSIBILITY:
This is a lower duplex in a landmarked Brooklyn brownstone. This apartment has access from the parlor level, up the stoop, which is approximately 8 stairs with iron handrails. It also has direct access from the garden level, which is down one step from the sidewalk and another 3 steps into the apartment. Unfortunately, it does not have roll-in wheelchair access.
This is my home, which I completely gut-renovated in 2007, and it was the most personally satisfying project I've ever done, likely because my professional career has been in entertainment marketing. Now it's time for the side hobby to go center stage, so I'll be spending time out of NY as I focus on my passion: energy healing and consciousness coaching.
