The building is located on a quiet street between the 9th and 10th avenue and has a lot of cool restaurants, bars and coffee shops in the neighborhood.

The building is full service with a concierge, mail and package room, laundry units, a public rooftop, which has barbeques, wifi and great furniture, excellent for hosting in summers, and a gym which is included in the rent price.

The apartment is on the 2nd floor and has large windows and great storage. Pets are allowed in the apartment but there is a nominal fees.

The lease reassignment is flexible and can start from October till the 31st of May 2025, once the new tenant is approved. Any possibility of extending the lease would have to discussed with the building at the end of the term. Once the tenant has been approved, I will sign a surrender agreement and the new leaseholder would sign a new lease.

The application process is online and applicants must document annual income of 45x the monthly (gross) rent
For example: rent is $4,000 x 45 = $180,000 minimum annual income; if the apt. is shared the sum of all applicants income will be considered.

Guarantors also accepted.

I am a consultant working in a big 4 and I am moving back to the Netherlands after 2 years in New York. I will be showing the apartment myself on appointment.
I furnished the entire apartment and will be open to selling some of the larger furniture like bed frame, mattress, TV etc.

• Three most recent, consecutive paystubs
• Self-employed applicants must provide a CPA letter and
two most recent tax returns
• Students must provide proof of enrollment and current class
schedule
• A complete copy of the most recent bank statement
• A copy of a current government issued photo ID (passport, driver’s license, etc.)
• In some cases, additional documentation may be required
