I am renting out my home this year as a short-term rental, and offering it to my fellow creative community at a discount for weekly or monthly rentals.
Home Details: this is a two-story, furnished, modern, sunny, clean, colorful & stylish Scandinavian-style house with a large, fenced in yard. It has a nice front garden, small deck in the back, a fire pit, 1.5 baths, and 2-car driveway. On the first floor is a clean, ready-to-use office, full bath, large working kitchen and dining room. The dining room has two big windows facing the yard and a nice old barn, with a large dining table that seats 6 comfortably, could seat up to 8. Fully-stocked kitchen with a Kitchen Aid mixer, gas stove, dishwasher, all pots, pans, baking tools needed to make your stay comfortable. Clean and uncluttered office-area with desk, shelves, and laptop riser, fast WiFi. Up a flight of stairs is the living room, which has a beautiful blue velvet, mod-style sofa and lounger, Firestick TV with multi-channel streaming, and a DVD player. Bedroom has a Queen-sized bed and brand new mattress, with a half bath next to it. The house is dog-equipped with a dog feeding station, doggy gates, and a lounge cover. Laundry mat with drop-off service is located 1 block away. Heating and air conditioning is central, via forced air vents on the floor.
Location: House is in the Midtown Arts District of Kingston, 2 blocks to the border of the Stockade District. House is just off Broadway, which features cafes, art galleries, restaurants, bars, shops, and even an amazing vintage multi-dealer warehouse. Newly established 6,000 sq. foot Center for Photography Gallery (CPW) and the Museum of Dinnerware, along with the Ulster County Performing Arts Center, are within walking distance. House is less than a 10-minute walk to the heart of the beautiful Stockade District, featuring 1700's stone buildings, a Saturday Farmer's Market in warmer weather, and more great restaurants, shops, and attractions (Old Dutch Church performance space, Assembly music and dance venue, the original NY State Senate House, Rough Draft Books & Coffee, and many popular restaurants, and great shops). House is 5 minutes-drive from I-87 and Rt. 28, a 15-20 minutes-drive to Woodstock Village, Rhinebeck, Phoenicia and other towns nearby. Tons of options for nearby hiking, and downhill skiing in the Catskills are all within 35 minutes (Belleayre Mountain) - 45 minutes (Hunter Mountain)!
Neighborhood vibe: culturally/ethnically diverse, middle class neighborhood. Many Spanish-speaking businesses. Some small-city, urban noise during the day time work hours (cars, voices outdoors, leaf blowers), gets very quiet by 8PM on work nights. Paved rail trail towards Kingston Plaza or towards Greenkill Avenue. Greenway trail is 1 block away, across Broadway.
Traveling Around: Kingston is just under an hour by car from Albany International Airport, 2 hours from the GWB/Northern Manhattan, and a 20/25 minutes drive from the Amtrak station in Rhinecliff on the east side of the Hudson River. If you arrive to Kingston by the Pine Hill Trailways Bus in the Stockade District, it's feasible you can take a cab/Uber/Lyft to the house, and do the remaining time in Kingston by walking - if your plan is to only socialize in the city of Kingston. Otherwise, a car is recommended.
Suited for: respectful, tidy, art and nature lovers looking for Airbnb-level accommodations (house has an STR permit and is online for the year). This price will be a set fee for 2 adults and one small to medium dog, all-inclusive. House can sleep 2 more people in the living room on the sectional sofa that turns into two roomy, comfortable, medium-firm, XL Twin beds. Room was originally a bedroom, so it has a door, clothes hooks, and closet space upon request. I'm open to renting to a family or group of friends of up to 4 people, and would charge an extra add-on fee for those additional guests. I allow up to 2 canine guests, and additional cleaning fee will be added on for a second dog. Moving garbage cans to the curb on Sunday night and snow removal will be the responsibility of guests; shovel and pet-friendly ice melt provided.
The deal: I'd ask that you sign a simple contract/use agreement, for your legal security and mine, and pay in advance, with a security deposit. I have an Airbnb account, and reviews for this home, so I'm happy to share that for comfort and further info. Can provide more photos of the space and yard upon request. The house is available after April 30, but please ask for those rates, and some slots are already booked.
I'm a female (she/her) visual artist and photographer who has used Listings Project in the past to do successful house swaps with other like-mided people. I'm a current Airbnb host who had spaces in Brooklyn and the Catskills, so I take hospitality and providing a comfortable, cozy home with good-vibes seriously. I've started a business in the Hudson Valley/Catskills dedicated to managing and designing vacation properties on one side, and curating fun, holistic arts & wellness pop-up events on the other. My business is called Crimson Catskills. I live with a Labradoodle named Nova who loves all the great trails in the area!

Provide proof of identity and character via social media and/or professional links, and a short intro of who you are, what your plans are, etc. Agree to sign a short-term rental agreement. Must pay for rental fee up front via Venmo, with an added $500 returnable security deposit (similar to Airbnb rental policies). Security deposit to be returned after check out, inspection/cleaning.
Must be a good fit for the space (comfortable with stairs, respectful of my home, mindful of not letting kids or a dog go nuts and damage or stain furniture, rugs, or belongings.)
I allow up to 2 canine guests (additional cleaning fee will be added for second dog). All dogs must be well-trained, not prone to being destructive or digging, and owners must agree to pick up and bag all dog poo. Dogs encouraged to stay off the furniture, except for snuggle time on the sofa if there's a dog cover placed over the space for your dog.
