Hi! I'm looking for someone to take over my lease on February 1st. This is truly a gem of an apartment and I'm sad to leave it. It's a steal, and I'd stay here forever if I were staying in New York. I would be willing to sell my AC unit and potentially some other furniture for a discounted price.

The only paid utilities are electricity and gas. My electricity bill is about $50/month, and I could see about transferring my Verizon Fios wifi to you, which is $90/month.

Apartment Details:
- Two windows on both sides of the living room, letting in a ton of natural light
- Laundromat directly downstairs
- Rooftop access (technically not allowed but not enforced)
- Rent was just raised about 4% to give you an idea for next year
- 10 minutes walking from Tomkins Square Park
- 5 minutes walking from Delancey-Essex subway, lines FJMZ
- Helpful and responsive supers
- Citibike station immediately downstairs

I'd be willing to part with the following furniture/leave the improvements I've made including the following:

- Midea-U window AC unit installed in the bedroom that allows you to still open the window
- Kitchen island unit which is the perfect size and makes the kitchen usable. There was essentially no counter space before it.
- Kitchen island bar seats
- Magnetic kitchen utensil wall unit
- Wireless vacuum that's wall mounted with a charging plug inside the coat closet
- Shower head filter
- All the other furniture I am planning on keeping, but would consider selling depending on the offer. Ideally you would come see the apartment and we could decide together ASAP.
