ISO long-term subletter(s) (1-2 years) for a large, private light-filled studio on the Sunset Park waterfront. Studio is 460 sq ft has huge windows (that open!) and is located at ArtBuilt, a shared suite within the Brooklyn Army Terminal that aggregates production space for working artists and small producers to build long-term stability for NYC’s creative economy. $1200/mo includes full use of the studio minus a portion that will be used for storage by the current leaseholder and subletter, two artists who are deeply engaged in social justice work. Space is suitable for nearly any sort of visual artist, photographers, designers, sculptors and other artists and makers across media, or for writing / remote office work. We would prefer to keep the space one for nontoxic materials.
The studio is currently partitioned into 3 workspaces and a common area with a couch, large table, chairs, shelving, mini fridge & microwave. We plan to use part of the space for storage and are happy to work with the subletter(s) to set up the remainder of the studio space however works best for you. This can include keeping the current configuration, creating a single unfurnished workspace, or something else (we’re open!).
ABOUT THE BUILDING: ArtBuilt is a 10-12 min walk from the N/R at 59th Street, off of multiple bus lines, and a 5 min walk from the BAT ferry terminal. There is free parking at the ferry terminal and right outside ArtBuilt. Tenants have 24 hour access to large art-handling dollies and carts, freight elevators for loading/unloading, a slop sink and a spacious light-filled common area. BAT has several little eateries on the property, a CitiBike dock, and various outdoor seating options for a lunch or nice sunset!
Elæ, the primary leaseholder, has been part of ArtBuilt for 4 years. Elæ does performance, installation and multimedia, is in radical ministry (currently with Judson) and social practice, writes and teaches. iele, a current subtenant who would be sharing the storage space, is a textile and movement artist and has been part of the studio for 2 years. We love the space but due to various life commitments and shifts, our schedules will not be conducive to working at the studio for some time to come, so we will only be using part of it as storage for the foreseeable future. We hope to rent our space to others who will appreciate it as much as we do and would access the studio ourselves only occasionally to get things in/out of storage. Elæ will also remain available in an offsite studio management capacity as needed.
Current Tenant
$1200/mo. We hope to begin the new sublease between December 1 and January 1, and a one-month security deposit is required. Our lease has several more years on it and there is a possibility for longer term use! Rent is regulated and annual increases are very modest (typically 2-3%).
