# Timing
We're looking for a move-in basically any time between May 1st and June 30th, with a preference for before June 1st. My current housemate is very flexible and would just need about 2 weeks heads up before a move-in.

# Location
At the cross-street of Lincoln Rd and Rogers Ave in Prospect Lefferts Gardens. A 10 minute walk to Prospect Park, multiple grocery stores, and the Prospect Park B/Q stop. A 5 minute walk to the 2/5. The neighborhood is pretty quiet, although we are only a few houses in from the intersection on a one-way street so sometimes there's honking during busier parts of the day. Lots of cafes nearby, and Nostrand Ave is pretty busy and has lots of shops and restaurants, as does Flatbush Ave in the other direction.

# Space
You will have two private rooms and a private bathroom (shaded green on the floorplan in the images). Either of the two rooms could function as the bedroom. You'll see in the photos attached that it's set up for the smaller one, but it could also be the bigger one. :) My rooms and bathroom are shaded yellow on the floorplan. Both floors are fully private to this apartment with a private entrance up a stoop from the sidewalk. The space is unfurnished. I maintain a lot of plants in the commons spaces of the house, and the floors are all beautiful (if a bit worn) hardwood. While the house has a backyard, we do not have access.

# Note on Photos
The photos are reused from my last listing (because the light was great and mostly everything looks the same). Please be aware that the computer desk in the living room is no longer there and the decorations were temporary from a recent party.

# House Culture
I host board game nights roughly once every three weeks, and I occasionally have a friend or friends over (average less than once per week). I throw a party once or twice a year (murder mystery party, birthday party, something like that). Sometimes I host quiet dinner nights for friends. I like to decorate and to host every now and then, but most of the time I prefer to be home alone just doing my thing. :)

# Furniture & Decorations
As a co-equal member of the household, I would expect you to come with your own needs and desires for the shared spaces, and I welcome that! While there may be one or two things I'm not willing to compromise on (the projector comes to mind), overall I would love for you to bring yourself into the space. I don't want it to be "my" space that you moved into, I want it to be our space that we both contribute to and call home. And to that end, collaborating on changes will likely be part of the move-in process. :)

# Physical Accessibility
Unfortunately the house is not accessible to those in wheelchairs. The entrance is up a stoop from the sidewalk and the bedrooms are both upstairs, and there are no private rooms on the first floor that could function as bedrooms.

# Amenities
In-unit clothes washing machine and dryer, dishwasher.

#Utilities
1gbps Verizon Fios for $67.48 ($33.74 per person). Heat, hot water, and (cooking) gas are included in the rent. Electricity bills over the past 12 months are visible in an attached image. The house is saturated in WiFi from an ASUS ZenWifi mesh network.

# Storage
There is ample storage space available to us. There is some outdoor space under the stoop we have access to, there's a long basically unused hallway to the basement we can use, and there are a number of closets around the apartment, many of which are only partially utilized.

# Rent
A bit confusing, so bear with me. At time of writing, we are coming to the end of our existing 2-year lease. The current lease price is $5,200/mo. The new lease will be a 2-year lease will start on July 1. The new lease will be priced at $5,300 for the first year and $5,400 for the second year. Because I use more space in the house for my home office (see the floorplan), I offer to pay 55% and ask yo to pay 45%.

# Lease
You'll need to sign the lease to live here, there is no option for subletting. The owner (not me, he lives in California) will run a credit check and require some documents proving income, etc. I will not be involved in that and you'll send the documents directly to the management company that manages the property for him.

I've been here since June 15th 2021 and I love it. The neighborhood is pretty nice, I know a lot of our neighbors, the transit access is pretty good, and it's a great big lovely space. I'm happy to answer any questions you might have, as is my housemate, who is leaving to move to Korea. Also, I'm very sorry but please no couples.

About This Lister

I'm a 32 year old male software developer. I work full time at coforma, which is a design and development consultancy that focuses on public service and civic technology. I am also in law school in the evening, in my first year at CUNY Law. That means I'm out of the house most evenings. :)

As I mentioned above, I like to have friends over for board games once every few weeks as the occasional movie night. I don't cook a lot, maybe something substantial once per week. Mostly my meals don't require a ton of kitchen time. I don't smoke or drink. I work from home in the office upstairs. I like to watch a tv show on the projector in the downstairs living room while eating lunch or dinner.

I like to live together with some .. intentionality? Regardless of how much time we decide to spend together, sharing a home is a very personal experience and I expect that to come with a learning curve as we get to know each other and how each other likes to live. I would like to lean into the communication, to share our needs, and to have occasional intentional check-ins to make sure everything is going OK. The worst possible outcome is for someone to feel uncomfortable in their own home. I don't expect my roommate to be my best friend, but being able to communicate is an absolute must. I don't expect every time we see each other to strike up a conversation; a lot of the time I'm listening to a podcast or something and am just doing my own thing. :) Of course, that doesn't mean I'm not happy to chat! I just am not the kind of person who always needs to talk. I hope that makes sense. 😅

I like to keep the space pretty clean, although I guess everyone says that and probably has a slightly different thing in mind.

Rental requirements

I am not responsible for requirements checks, as that will be handled entirely by the management company hired by the owner. That said, this is what they will require:

- 2 most recent paystubs
- 2 most recent bank statements
- Most recently W2 or 1099
- Most recent tax return (Only the first couple of pages, SSN should be redacted)
- Photo ID
- Proof of income
- Credit report

You will also need to buy the security deposit (1 month rent) off of my current housemate. There is one $20 credit report check fee. There are no other fees or payments. You do not need to pay final month's rent.
