BEDROOM
Sleep in Beautyrest pillow-top bed in large-for-NYC quiet sunny back bedroom with 2.5 windows. Both armoire and a deep closet; the latter is set up like a study nook, yet could instead be used for storage. For summer, window air conditioner with bedside remote control switch. I can send Google Drive links to a video tour, floor plans, and more photos (since max here is ten).
COMMON AREAS
Spacious high-ceiling apartment with pine hardwood floors. Nice morning light in the living room, nice evening light in your bedroom. Clean and functional apartment, with no clutter. Full access except to second/my bedroom. Fully stocked kitchen dishes, microwave, toaster oven, stove, and pots & pans. You will have two wide shelves in the kitchen cabinets, and half the refrigerator & freezer. Spotless shared bathroom, with two sinks; you will have an empty tall medicine cabinet. Spare living: no w/d, no dishwasher. Includes heat, hot water, electric, wifi. The row of boxes next to the kitchen peninsula (covered with white fabric) might be replaced by IKEA cabinetry, but something will always be in that spot. Overhead cabinets throughout the apartment have my things inside; no storage offered in those spaces. Security video-intercom.
BUILDING
Fifth floor walk-up, with no elevator.Charming old building, and plenty warm in the winter. Mostly older adults and families here.
NEIGHBORHOOD
Gritty/trendy little village, with wide variety of eateries and bars. Mostly low buildings, far from pedestrian-packed sidewalks. Two lane avenues, one lane streets; not bumper-to-bumper traffic. Located next to Tompkins Square Park, on a fairly quiet street. Trader Joe's and Target only ten minute walk; four conventional grocers along Avenues C & D; Tompkins Sunday Greenmarket. Cozy spot in one of the best neighborhoods in NYC.
RENTER
Quiet is best. Ideally you also don't like loud sounds so you don't often play music. Prefer if you are not a coffee drinker (since the odor is so strong). No smoking (of tobacco or anything else). Ideally you work a conventional 9-to-5, not hybrid, since I work from home, so you would not be bothered by my work conversations, meetings, and creative projects temporarily out in our living room; although we both have desks in our rooms, with thick walls between. I have no television; you may bring/buy one for your room, yet I'd prefer none in the shared spaces, since I'm ADHD, so I'd be watching 24/7, unfortunately. No pets.
She/her. Before the pandemic, I earned AirBnB Superhost over 13 sequential quarters; I like to contribute to making others comfortable. I have lived in this apartment since 2003. No beige in the whole place; lots of white and bright colors. Comfortably modern with shabby chic, like, the living room couch is frayed, which is fine by me. Few plants. I have no television (that ADHD) or stereo (that sound sensitivity). MA from NYU. I enjoy healthy nutrition and sleep eight hours nightly. My phone is off when I sleep, which is generally sometime between 10pm and 8am. I will be sleeping in the second bedroom (not shown). I’m a filmmaker, working from home, so I’m here persistently. When I'm in a groove, I spend every-other-morning at the gym, swimming.
I am the resident owner, and I'm the co-op president. If all goes according to my plans, our stairwell renovation should be completed by April 1.

Expect to submit sample W2, credit check, security deposit of one month's rent, and signed lease. I will need to meet you in person before committing.
