This 3-bedroom farmhouse is located 3 miles outside of Bovina Center on 15 acres of hillside fields and pine forest. Peaceful view of mountains and ponds set in a high valley. Private, with few visible neighbors. There is no garage, but cars can be parked at the top of the unpaved drive. There are two entrances, one up a set of flagstone steps to the front door, another from the stone patio with two flagstone steps.

The interior is a mix of rustic and modern, with a small studio, about 150 sq feet, downstairs. An attached building has been converted into a second studio, which has a skylight, track lighting, and a wood stove for heat. It's about 300 sq feet.

Large, well appointed, open kitchen with a nice gas stove, new fridge, lots of storage, cookware, utensils, with original metal cabinets and deep farmhouse sink.

Living area has a stereo, futon sofa, and a pellet stove. There is a bright downstairs bedroom with a queen size bed and two closets. The bathroom has a terra cotta floor, wainscotting, original mirror, marble sink, and a shower/bathtub enclosure.

Large desk/office area upstairs with an antique working landline. One upstairs bedroom is a bright child's room with a twin bed, closet, desk. The second upstairs bedroom has a queen sized bed, closet, ceiling fan.

Winters can be long, and its best if you have some experience with upstate living. There is an oil furnace, which supplies dependable heat, but is costly to run. The pellet stove provides a less expensive option, but must be maintained daily and supplied with pellets. The attached studio requires a morning ritual of building a fire to heat up the studio. The smaller downstairs studio is easier to get right into on cold days.

This is a good place to slow down and focus on your work without interruption. The stars are incredible on a clear night, accompanied by the howls of coyote, occasional bobcats, and hooting owls. You can hike on the property and explore the pine woods and fields, with views of nearby ponds and the surrounding mountains. There is also great hiking nearby at the Pepacton Reservoir, and elsewhere. You can ski at nearby Bobcat Mountain or at Belleayre, which is on the other side of Margaretville, about 30 minutes away.

Delhi is a nearby college town with a natural food market, local cooperative gallery, two cafes, a good restaurant, diner, bookstore, art supply store, hardware stores, and other shops. Occasional trips to Oneonta are good for larger shopping trips, and Margaretville and Andes provide options for record stores, restaurants, home goods, yoga, and book stores. Bovina is a main street with a post office, general store, and the Bovina Museum.
