I have lived in this unit since July 2020, and I have loved it. Unfortunately, I need to leave Los Angeles temporarily to take care of a family emergency in another state, and I am looking to sublet the primary bedroom in my duplex while I am away. I am not sure when I will return, but I would like someone to commit to staying at least until the end of April or the end of May 2025. The sublease can begin January 1, 2025 or potentially a few days earlier.
The unit is a lovely 2BR duplex conveniently located in Silver Lake, near the intersection of Bellevue Avenue and Silver Lake Boulevard, within walking distance from Sunset Boulevard. There is a Target a three-minute walk away from the unit. The neighborhood is mostly residential, but you'll have easy access to the bars, restaurants, and other businesses along Sunset Boulevard and elsewhere in Silver Lake.
You would share the unit with my good friend, who will continue to live in the smaller bedroom in the back. He is very busy at work and mostly is just home to sleep. He is one of the nicest guys I know, and he is incredibly easy to live with.
I plan to leave much of my furniture here, so the shared areas (living room, dining room, kitchen, and bathroom) as well as the primary bedroom that you would occupy would be fully furnished.
The unit comes with a small, fenced-in yard, a portable dishwasher, in-unit washer and dryer for laundry, window air conditioners in the living room and primary bedroom, and a heater in the dining room as well as space heaters throughout. An off-street parking space may be available, subject to discussion. I will also be leaving my electric bicycle in Los Angeles, which you would be free to use. I also will likely leave my Peloton bicycle here, which you would be free to use (although you may have to purchase a monthly subscription of your own).
I currently live with my small chihuahua-mix dog, whom I will be taking when I leave Los Angeles, so I imagine that you would be able to bring a small dog to live here with you, too. Unfortunately, I am allergic to cats, so the property cannot accommodate cats.
Other than water, you and my friend/roommate would split the cost of utilities (gas, electricity, trash, Internet).
You would be sharing the space with my roommate/friend. He is kind, funny, clean, and quiet. We are looking for someone who is similarly clean, quiet, kind, considerate, and respectful.
We are LGBTQ-friendly and 420-friendly.

Applicants will submit an application and background check form through RentSpree.com for a fee of $50.
If approved, you will sign an agreement and pay for a security deposit of one month's rent as well as rent for the first and last month.
I will conduct screening interviews, and I am also happy to show you the space at a mutually convenient time. My friend/roommate would also like to speak with you before we finalize any agreement.
