We have TWO rooms available in a huge and beautiful 3 story, 5 bedroom Brownstone in Bedstuy. We are looking for people to sublet those rooms and then join the new lease starting 8/1/25. The landlords ask that the new lease is signed by 6/1/25. And rent is not going up for the new lease!

About the space in general:
The house is located on a quiet residential street 2 blocks (4 minutes) from the A/C at Nostrand ave and less than 15 minutes from the G. It’s right between two major shopping/bar streets in Bed-Stuy (Tompkins, Bedford), and within walking distance of Crown Heights, Clinton Hill and Prospect Heights. The house started as a group of friends from college living together, but has evolved over the years.

The space includes the following:
- Huge living room and dining room
- Renovated kitchen with dishwasher
- Back deck and yard shared with neighbors in garden level unit
- package box with code for deliveries
- ”Lounge” or extra small living room space on 3rd floor
-In-unit washer/dryer in the second floor bathroom
-Central heat and individual AC/heat units in every room.

Utilities vary a lot depending on the season but hover between $100 and $200 per person including electric, gas and wifi. The colder months are the most expensive.

About Bedroom #1 - $1800/mo + utilities
Unfurnished sublet start date 05/01/25. 1 month security deposit to move in.
The bedroom is amazing, room for a Queen bed, two work desks, has a walk-in closet and 3 large windows. Plus all of the lovely pre-war details like hardwood floors, original fireplace, wooden moulding and shutters. The bedroom also has a huge walk-in closet space and private bathroom. The bathroom is outside of the bedroom, but on the same level. The washer/ dryer is in this bathroom.

About Bedroom #2 = $1525/mo + utilities
Sublet can start as early as 5/25/25 and is otherwise flexible. 1 month security deposit to move in.
The room can come partially furnished with a queen bed, desk/ desk chair, and closet rack (hoping to sell to the new tenant for cheap). The room can also come fully unfurnished. The room features a fireplace, two large windows getting great light. The bathroom is just across 'the lounge' area and is shared with one roommate, MS. The bedroom does share a wall with MS's room, and the sound can travel. Because of this, the room is best fit for someone who is able to work with this quirk, ie, not take early meetings in your room if the other is still sleeping, no excessively loud alarm clocks.

About the current roommates (5 total):

Late 20’s SB is a new media artist and does freelance tech work. He’s super busy with work and events but has lived here with MS for 4 years and is a lovely roommate and great cook.

Late 20s MS is getting masters in media and works full time. She is pretty social so she’s out and about a few times a week but likes to hang and work in the living room and chat with roommates.

Early 30's OT is from the UK and works in design. Incredibly friendly and always down for a roommate chat. His lovely partner visits from London a few times a year who also makes a warm addition to the house on those visits.

About you:

You are excited to live in a big beautiful shared space. You are in your late 20’s-30’s and have a stable income, as you’ll need to apply and be approved by the LL before joining the lease. You are down to be friendly with roommates, watch a show together, etc., but of course have your own thing going on too. You clean up after yourself, pitch in with communal chores, and have good communication.
