• Housemates are sociable and considerate, all Professionals in their mid-20s/early 30s, with 9-5 jobs. Often it feels like you have the whole house to yourself, although there is plenty of opportunity to connect with housemates. Garden Floor is fully furnished and features HD flat screen TV.
• Located in quiet beautiful Park Slope (voted NY’s “Most Livable Neighborhood” by New York Magazine) with many bars and restaurants nearby (Commonwealth, Barbes, Freddy’s). There is a full grocery store half a block from the house and Whole Foods Gowanus is a ten - minute walk. House is 3 blocks from the 4th Avenue 9th street stop on the F, G and R trains, 4 blocks from Prospect Park, 20 minutes to downtown Manhattan, 30 minutes to Williamsburg.
• Available April 1 for a one-year lease (renewable). $1,950 rent includes all utilities including High Speed WIFI, electric, gas, heat, hot water. The house does not accommodate pets or couples.

Current housemates describe the house and their ideal housemate: Our ideal housemate would be clean, take initiative around the house (taking out trash etc.), be respectful of the other roommates and boundaries, have good communication skills, be friendly although not looking for roommates to be friends with (if it happens naturally that is great). Overall, we hope to find someone who is willing to contribute to keeping the wonderful and peaceful vibe we have going right now.
Recently we’ve put a lot of effort into refreshing the living space with new furniture and art and Mark has kindly updated a lot of the kitchen appliances. Rosa - our delightful cleaning lady comes every two weeks. We’re mainly looking for someone who is easy-going, independent and respectful of the rest of the housemates.

About This Lister

My name is Mark Michener. I am the owner and manager of 257 12th Street. I have owned the building for 37 years. Over the years we have done our best to upgrade and maintain this beautiful 126-year-old building so that it is close to its original state.

I am a very attentive landlord so if anything is not right in the building I want to know immediately and I always take care of the issue immediately. Although after 37 years of working on the house there is very little that needs to be taken care of. If nothing needs to be addressed, you will not hear from me. I live 150 miles away in Pennsylvania.

We have worked very hard to create a beautiful living space and the housemates have created a great community, and they take pride in the house. The housemates independently have hired a cleaning person who comes in every 2 weeks and cleans all the common spaces.

Rental requirements

The following are the steps to rent:
1. Respond to the listing preferably by calling or texting me (owner, landlord, manager)
2. If you respond with an e mail, PLEASE INCLUDE YOUR CELL NUMBER SO I CAN CONTACT YOU. OTHERWISE, ALL I CAN DO IS E MAIL BACK ASKING FOR YOUR CELL
3. Brief call with me to determine if the space is a good fit for you (and me).
4. If it is, I will put you in contact with the housemates (I don't live in the house) via a group e mail that the house has set up and they will schedule a time for a walk through of the house and the available space. You meet a number of housemates and determine if it is a group of people you want to live with. The housemates do the same.
5. If you and the housemates think it is a good fit, we will schedule a zoom call so that we can meet face to face, virtually
6. If everyone wants to move forward, I will provide a one-page application and one year lease
7. There is one month's security ($1950) due upon signing the lease which is paid electronically through Apartments.com
8. Unfortunately, the house does not accommodate couples or pets
