I'm looking for a co-working office mate(s) to share the front room of this 1200 sqft loft. I am open to moving my desk into the back of the loft and you can have the entire front room for $750/mo. I could possibly offer as a full-time private sublet for a couple months but will need to clear with the manager first. The full rent is $1700/mo.
This is a really creative, cool loft with a lot of light. The front window is east-facing and there are two skylights in the back. There is a kitchen, large meeting table, private bathroom, and upper loft area with a couch in the back part of the space. Utilities are included. (Heat, A/C, internet, water). I have a couple of air purifiers, if that is a plus to you. There is a bathtub if you need it for paints/fine art clean up.
You'll need to bring in your own desk/chair, etc. but you are welcome to use the table, couch, and anything in the kitchen: Coffee maker, hot water kettle, fridge, plates, utensils, etc. I don't have a microwave but I do have a small oven for heating food.
I am not in the loft all the time and you may frequently have it to yourself. When I am there I will likely have my sweet medium-size rescue dog. I am responsible, honest, accommodating, and respectful of shared spaces and would expect the same in an office mate. IE I'm looking for people who would do zoom calls in the other room, not leave dirty dishes in the sink, bring toilet paper once in a while, take out the garbage sometimes...that sort of thing.
There are 5 artists in the building and it's very quiet. It's a secure, locked facility and I have a Ring video doorbell for deliveries. It is a block from the DTLA Historic District into Skid Row. During the day it's totally safe, is in the middle of an outdoor market, and located near a ton of great bars and restaurants. I am often here at night and it's very empty and there is a lot of homelessness. It doesn't bother me but it does bother some people.

• There is no elevator and it is on the third floor.
• There is an on-site manager and he is there 24/7 in the studio next to me so please read the renter requirements carefully because they will be enforced.
• Every day there is an outdoor market and street noise similar to NYC so take that under consideration if you need to record with sound.
• There is no parking at the building. From 6 - 9 pm daily and on Sunday there are free parking meters. Local parking daily rates range between $8-10/day. Monthly rates are around $150-$200/mo.
• Nearest train station is Pershing Square and is a 12 minute walk
I'm a film and television producer/director/editor who lives in Joshua Tree, CA. I travel extensively and go through long periods where I'm not in my studio at all. I will occasionally need to stay overnight but it is mostly on weekends and I will let you know and make sure it's okay with you.
The manager of the building is in the studio next to me if I'm out of town and there are issues.

• $500 refundable deposit, month-to-month agreement. 30-day notice required when vacating.
• Not available to sublet on sites like Peerspace
• No smoking/vaping in unit (including fire escape)
• No live/work
• No toxic chemicals or exceptionally loud use. (IE You can't blast music in here without disturbing the neighbor studios.)
• 1 small dog ok with a pre-meeting approval. Dog MUST be housebroken, non-destructive, quiet, and non-aggressive.
