Seeking long term (at least 1yr)  housemate for a bright airy room in a brownstone in Flatbush. The apartment is on the second floor of a 2-story brownstone.

The available room is very large, has high ceilings, a large closet, 3 windows It is 11 x approx 17 ft (including the side with the 3 bay windows). It’s on the street side of a fairly quiet street filled with brownstones. The person moving out has some furniture for sale, as she is moving back to the West Coast, but this could be unfurnished if you prefer.

15 min walk to Prospect Park, 6 min walk to Newkirk subway stop on 2/5.
We are located on a garden-filled block voted “greenest block in Brooklyn.”
Landlady owns the building and lives downstairs with her family. Respect for her place and the long term residents of this primarily black-owned (yet gentrifying) block is a must.
One cat is welcome here, no dogs.

Seeking someone who is:
-committed to living responsibly, meaning bills always paid on time; clear respectful communication; following through on your share of cleaning as agreed
-used to living in NYC and gets the importance of having a peaceful clean home
-able to maintain uncluttered common areas, always cleans up after themselves in daily tasks
-can respect agreed on quiet hours, as noise travels easily here
-house guests about once/week or less. no live-in partners.
-woc, queer people, multilingual people, immigrants are welcome
-in their mid 30s or older. no college students.
-no smoking of any kind allowed here as requested by landlady downstairs.
-will not be subletting their room. subletting for trips doesn’t work here.
-has at least one month emergency savings in case of unemployment and need to move out. one month notice is ideal for moving out.

-bilingual woc, artist, educator, who works different jobs. have somewhat irregular work hours but generally in bed by 1:30 AM. An introvert who likes (most) people and needs a lot of personal space.
-organized and clean. because common spaces are small here, it’s very important to me to keep them mostly clear. i love my home as a respite
-love plants and inspiring things around the house, and enjoy friendly respectful houseguests occasionally
-prefer to live with a person who is friendly and warm, while respecting boundaries
-have lived in nyc for 12 years, and am an experienced communicator who always pays her bills and rent on time

Lister's Relationship to the Space

I am a long term tenant and the lease is in my name. The landlady and her family live downstairs.

Rental requirements

Rent is 970 plus about $70/ mo utilities. Electric will run higher in summer months, so bills will be higher June- Aug. Lease is up for renewal in July and rent may go up a small amount but nothing drastic.

Please be prepared to sign a sublease agreement and pay a one-month security deposit + first month rent to move in.
