As an accomplished photographer, hair, and makeup artist, I have spent years honing my craft across fashion, film, and fine art. My passion lies in helping others embrace their unique beauty through personalized services that empower confidence and individuality.
I am the leaseholder of Studio 311, a creative space located in the heart of the city. My personal studio is situated on the 5th floor, where I offer hair and makeup services in a fully equipped space featuring two shampoo sinks. This versatile studio is also available for rental, making it an ideal space for fellow creatives or professionals in the beauty industry.
As the leaseholder and on-site representative for Studio 311, I will personally show the unit and ensure that all visitors feel welcome. With a deep commitment to creativity, collaboration, and community, I’m here to help bring your vision to life.
Tenant
AFTER HOURS WEEKENDS:
The space is available for booking after hours on Saturdays and Sundays. However, if you require use of the freight elevator, additional working hours must be paid to the union elevator operators. The applicable times for this are after 5:00 PM on both Saturday and Sunday.
RENTAL TERMS:
A $100 cleaning fee is required for each rental.
The minimum rental duration is 5 hours, which includes both setup and breakdown time.
The space must be returned to its original condition at the end of the rental period.
If the space is used as an art gallery, any artwork displayed on the walls must be removed. All holes must be filled, sanded, and repainted to restore the walls to their original condition.
RENTALS:
Tables and chairs are available for rental, with payment made in cash directly to the on-site rental agent.
DAMAGE:
Any damage to the property during the rental period must be compensated for by the renter.
PAYMENT:
Full payment, including the cleaning fee, must be made prior to booking confirmation. Overtime charges, if applicable, will be agreed upon in advance and must be paid using the same payment method as the original booking.
