The fee includes all utilities (heat, hot water, cooking gas, electricity), Wi-Fi, and household supplies (pots/pans, dishes, silverware, toilet paper, paper towels, hand soap, dishwashing liquid, cleaning supplies, etc.). You need to only bring clothes and personal toiletries.
