We are renting our light-filled, charming and peaceful house nestled in the hillside of Mt. Washington: 2 bedrooms, 2 baths, 2 closets, living room, updated and spacious kitchen. The house sports many endearing details, tongue-and-groove ceilings and douglas fir flooring throughout. The bedroom on the main floor connects to a guest bathroom complete with a claw foot tub. Upstairs, the primary suite has tall pitched ceilings with exposed beams, a walk-in closet and an ample bathroom with stylish enclosed glass shower and double sinks.
Outside space is plentiful, with much greenery and lovely large olive and italian cypress trees. Off the living room is a shaded front porch and front yard. The back door opens through the kitchen onto a patio, pergola, pebble garden, and spacious yard. Lots of space and sun for raised garden bed et al. Ideal for hosting large parties or lounging. Immense ~180 views, one facing the gorgeous valley to the east and the other affording "peekaboo views" of downtown Los Angeles.
The house is at the end of a short cul-de-sac in a quiet neighborhood. Street parking is consistently available in front of the house. The entrance has a keyed wrought iron gate. Mt. Washington is a beautiful neighborhood for strolling and hiking, with a plethora of trails nearby. Minutes away from the 110 and 5 freeways. 7-min walk to the Gold line train stop (5-mins to downtown from this stop). 5-min drive to Highland Park and groceries, restaurants, shops, nightlife.
This house is ideal for a couple or a family. Pets will be considered with deposit. Unfurnished.

There is a studio apartment beneath the house, with its own separate address and entrance (one block over), which is occupied by a single, quiet and respectful tenant. The front and back yards are isolated for sole use by the renter of the main house (thus no need to cross paths).
My partner and I own the house and absolutely love it. We are currently living between the UK, Italy and Los Angeles. I am a dancer and PhD student and he is a musician. We will be available for any communications regarding house needs, and have friends managing the house locally for urgent needs when we are out of town.
Landlord
1-year lease (with possibility to extend). Security deposit of 1.5 month's rent, credit report and/or referrals, proof of income. Utilities: tenant is responsible for gas and water/power, which is a percentage of the bills corresponding with sq. footage relative to entire property (specifically, 74%). Landlord pays sanitation and gardening services (~$300/month).
Small/medium sized pets with additional security deposit based on size and number will be considered.
