The Room:
- 1 bedroom in 3 bedroom loft available for Dec. 1st move-in (Bedroom 1 in the layout image).
- Unit is on an elevated 1st floor (not quite ground-level).
- The room has a north facing double window that will fit a standard window AC.
- photos shows a bed frame in the room but that will be removed.
The Space:
- Hardwood floors, 10.5 ft. ceilings, furnished common area.
- Laundromat across the street and in the building.
- Entrance has a working intercom.
- No smoking indoors.
The building is pet friendly but I already have a dog (60lb coon-hound mix) so we can't accept any more pets in our home. I'm a responsible pet owner - the dog is house-trained, is not destructive and has a walker on weekdays. She does shed, so I vacuum frequently. She barks at the door buzzer and at guests when they walk into the apt, until they become acquainted. Fairly typical dog behavior, but I want anyone considering this space to be aware.
We split cable/internet, gas & electric and household items like toilet paper and cleaning supplies. Spectrum Cable/Internet runs $75/mo each. National Grid Gas & ConEd electric vary on the season dependent on ac/heat usage. I included a screenshot of the bill totals from Dec. 2023 to Sept. 2024 and each roommate's portion for reference.

Who we are looking to rent the space to:
Someone in their 30s - 40's who works outside of the apt. full-time or is in the office more ofen than not.
Clean and quiet. Takes out the trash when it's full, does their dishes and puts them away within 24 hrs.
Easy going, comfortable sharing the common space.
Must like dogs.
Not an indoor smoker.
No couples or live-in partners.
You would be sharing the apartment with 1 cis woman, 1 gay man and 1 female dog. We both work in corporate fashion. I've lived in the space 8+ years and in the neighborhood for 20 years. We are respectful, intelligent, friendly, socially conscious, fairly quiet and chill.
Current tennant
One month rent + $1500 security deposit upon move-in.
Valid government ID, 2 references, last 3 months of paystubs. Must sign a Roommate Agreement.
