About the space:
1 bedroom available in a 2 bedroom, 1 bath, located in Greenwood Heights, BK (area located between Sunset Park and Park Slope). The available bedroom has 1 closet and direct access to private backyard (via steps). Bedroom can be accessed from the living room and kitchen. Bed shown in photos is queen size. A shared living room separates the bedrooms.

Bedroom will be unfurnished upon your moving in, with the exception of the tall white closet featured in the photos (it comes with the room and needs to remain there as per the landlord).

Building has 4 units total, with this apartment located on the first floor.

Lease:
I am the current tenant and leaseholder of 12 years; no issues renewing the past 12 years. The building super and landlord are incredibly responsive to any needs. I am considering renewing again once lease is up on March 31, 2025. If I renew and our living arrangement is working you're welcome to stay longer! Open to discuss as we approach March 2025.

Cost:
$1,350 rent per month w/ all utilities included in cost (electricity too!).
$73/month for share of internet.
First month's rent + security deposit (same cost as rent).

Misc Additional Anticipated Costs:
$90/per apartment cleaning (cleaner hired typically once a month or every 2 months).
Splitting the cost of toilet paper and paper towels, when needed.
Shared cost associated with hiring a gardener to maintain backyard in summer and spring seasons.
For all shared costs we will use Splitwise app to keep track.

Lease Oddities and Apartment Specifics:
Lease has a weirdly specific candle policy in that candles can never have a burning flame lit anywhere in the apartment for any reason.
Lease also states "no parties in the backyard" and defines party as "a gathering of 4 or more people".
You'll be provided with a fully copy of the lease for your review.

Accessibility:
Entrance of building has 1 step. Apartment is on first floor. Available bedroom is located in back of building, with direct access to the backyard via steps.

Common Spaces:
Furnished living room (TV, sofa).
Kitchen (dishwasher, microwave, stove).
Bathroom (shower, no tub).
Back yard is private to the apartment. We are responsible for upkeep as per the lease agreement, so expect a shared cost associated with hiring a gardener to maintain the space during spring and summer seasons. Alternatively, If you have a green thumb and want to cultivate the garden, have at it!

Culture of apartment:
Low key, chill, low volume.
Lived in look, slightly messy at times.
No smoking or vaping indoors; violation of this policy will result in a notice to vacate.
Nosiest it has ever gotten in this apartment is the occasional movie night and want to keep it this way a majority of the time.

Culture of apartment building:
Relatively quiet. Current second floor neighbors are a family of 3. Third floor neighbors, a couple, are chatty and sometimes you can hear them hold conversations in the hallway but that never lasts more than a few minutes. I have not once heard our neighbor (single occupant) in the basement apartment.

Looking to rent to:
Another relatively quiet individual who views their apartment as a space to retreat, relax, and recharge. Strongly prefer a non-cigarette smoker.

Neighborhood:
Building is located on a one way street that rarely has traffic.
5 minute walk from R train, 15 minute walk from D/N lines.
A string of great bars and restaurants along 5th avenue within 10 minutes walking distance
15 minute walking distance to Industry City.

About This Lister

Rental requirements

Truly looking for someone who is low key and thinks of their next apartment as a place to retreat to and relax in.

Landlord requires the following:
First month's rent and security deposit required (equal to one month's rent).
Proof of Income
Paycheck and paycheck stub copy.
Note: An application does not guarantee an agreement. Landlord reserves the right to do a credit check, background check. Landlord and tenant reserve the right to check references provided. Landlord and tenant reserve the right to deny applicants.

Process:
You'll meet with current tenant, me (Richard). Flexibility on when you can come see apartment, would just need to check w/ current roommate on when is good for them (they are part time WFH).
Landlord will most likely want to meet you as well so they are aware of who is moving in.

Considerations:
Since living room is shared I would appreciate it if we texted each other when bringing another person over just as a polite heads up. This way we don't accidentally double book use of the space.

If all look good and agreed upon the room is available starting November 1st, 2024, on a month to month agreement with possibility of longer term agreement in the future.

Pets Policy

Building policy:
No dogs as per the lease :(
Cats are on a case by case basis.

Personal policy:
I'm allergic to cats but if you're willing to invest in an top tier air purifier for the living room and small one for the kitchen we can discuss the possibility.
