Rooms are officially available 3/1, but we can be flexible to accommodate your travel. We would sign a 1 year lease, then see where we're all at after a year.

It’s a 4-bed, 2-bath house built in 1923 and featuring some old stuff, some new stuff, ample light and ample space.
OVERVIEW
—Shared bathrooms (1 upstairs, 1 downstairs)
—4 bedroom house with 4 housemates total
—Room (and the whole house) is furnished and well-supplied
—Preference for someone not working from home full time
—Single occupancy room (we're not open to considering a couple for a single room, but we could chat about renting both rooms and setting one up as a studio/office space)
—No pets
ALL INCLUSIVE RENT
The rent is inclusive of all utilities & internet; monthly deep clean by our lovely housekeeper Karla; all sanitation supplies (hand soap, dish soap, cleaning supplies); paper products (napkins, paper towels, toilet paper); saran wrap, parchment paper, tin foil, etc.
The house is really set up to be a comfortable, well-stocked place: we have tools; a guest bed + linens you can use if you have someone visit; beach towels; park blankets; party supplies, etc.
HOUSEMATES
We’re all creatives and cultivate a chill home vibe. We travel a lot and are all out and about. We’re all doing our own things but have a lovely home camaraderie and hang and host dinners and watch tv together, etc.
WHAT WE’RE LOOKING FOR
A fun, lovely, respectful, chill, collaborative drama free house mate. We're looking for someone who is interested in co-living and cultivating a fun home, rather than just looking for a room to be alone in.
We keep this place very clean and expect everyone to maintain this—cleaning dishes thoroughly; wiping countertops and table tops after cooking and eating; cleaning up hairs/products/whatever in the bathroom; etc.
This is non-negotiable: if you’re not a person who appreciates and maintains a high level of cleanliness, this is not the right fit.

ROOM 1
133 sq. ft. bedroom + 10sf closet. Unfurnished. On the back side of the house, so not much street noise. Comes with a nice WiFi-connected window AC unit and space heater.
ROOM 2
149 sf bedroom + 9 sf closet. Similar to Room 1: comes with all the same stuff.
THE HOUSE
Cool features of this house:
—Well equipped kitchen including 2 full size fridges, so everyone has plenty of fridge space. Blender, crockpot, cast iron pans, air fryer, etc. we've got everything!
—Beautiful hardwood floors and rad little built in storage/decorative features
—Lovely front yard with lawn, fruit trees and string lights!
—Great light throughout the house
—Reverse osmosis water filtration system + remineralization (highest quality drinking water available)
—55” 4k TV in living room
—Dope art and decor
in all common spaces
—Washer & dryer
Cons:
—Poorly insulated with no central heat or AC: when it’s hot out, it gets pretty warm especially upstairs; same with the cold.
All rooms have a high quality window AC unit that do a good job in the summer + space heaters for winter.
—Not a standalone house, there is a unit under the house, as well as 3 apartments in the back that we share the driveway with
—No dish washer
—Long and narrow (but manageable) driveway
PARKING/TRANSPORTATION
We have 4 spots of tandem off-street parking, each of us gets a spot. It would not accommodate a large van or pickup, but fine for any normal car/SUV situation.
We are 2 blocks from the Beverly/Vermont Red Line stop, which is super convenient for getting to DTLA and Hollywood and the valley.
LENGTH OF STAY
We would sign a one year sub-lease. At the conclusion of that year, we're flexible and will see where we're all at!
David H. - 34 - I’ve lived in this house for 7 years, am the leaseholder and manage it. I own all of the common area decor, furniture and appliances. I'm a photographer and just leased a new live/work photo studio and am moving there. I'm holding onto the lease basically because I love Calvin and David and they want to keep living here with all my stuff; and to keep the possibility of moving back here in the future (unsure if I will like living and working in the same space long term).
HOUSEMATES:
Calvin - 29 - Talent manager extraordinaire, relocated to LA from NYC last year. Singer (member of LA Gay Men’s Chorus), entertainment fanatic, super active (always hiking in Griffith) and all around fun guy! Gay.
David T.- 29 - Podcast producer. Silly goose. Loves the movies, going out and always down for a hilarious chat. Gay.
Leaseholder/Manager
$623 security deposit + first month's rent = $1,973 to secure.
Rent due via Venmo on the 29th of each month.
I will ask you to e-sign a straightforward sublease agreement that has some basic house rules.
