The total space is about 700 sq. ft. of which the successful subtenant will have approximately 500 square feet in which there are two large sheet rocked walls, approximately 10 foot ceilings, empty shelves and a work bench. It is located in a beautiful building that is very well maintained. The studio is in a basement so there is little natural light but the temperature is cool in the summer. There is a sink room with running water but bathroom facilities (which are very nice) are shared with the company managing the building. Packages can be delivered and received by office reception which we have always found to be a plus. Elevator and laundry in building. Access 24/7.

Painters, writers, composers, architects, photographers, and glass artists have worked in this space with great satisfaction. It is quiet and easy to be really productive.

Sharing the studio in the remaining space is a harpist who is very rarely in the space. She is flexible and it is easy to organize yourself in such a way as to always be alone in the space.

The location, Rockwell Place, is 2 blocks from Flatbush Avenue and about 3 blocks from the Brooklyn Academy of Music (B.A.M). It is on the same street and block as Urban Glass and the B. R. I. C. center. There are many good places to eat in the area which is currently booming. The subway connections are excellent: 2,3,4,5, Q, R, B are 1 block away and the F is a 10 minute walk.

There is a stereo system, lighting, and fans.

Not included are expenses for electricity which are very low.

This is a work space only, NO LIVING.
