Offering room: 1 room @ $1175/month plus utilities (security deposit = 1 mo rent), for lease takeover with option to renew. Utilities are approx. 150-220/mo. Move-in date between Feb 1-15.
This is a really amazing space with great roommates, but I'm moving upstate with my partner. I'm sad to leave it and hope I can find a great fit for my roommates! Some flexibility in move-in dates but I've kind of moved upstate already, so hoping to fill the room sooner rather than later, so Feb 15th would be the absolute latest date.
Room: Great light and plenty of space. Easily holds queen bed, large dresser, desk, and bookshelf with plenty of room to spare and a good-sized closet. Private access to a balcony from within the bedroom. I've had lots of plants in here and they've all thrived with the light.
Apartment: 4 bedrooms, 2 full bathrooms (one downstairs and one upstairs near the room for rent). Large kitchen with lots of storage and great light. We have both laundry and a dishwasher in the apartment.
Couples: Sometimes our partners stay for short periods of time, but unfortunately we are not accepting couples at this time.
Neighborhood: We live half a block from NYC's largest Open Street (34th ave.), which has a farmer's market on the weekends and lots of community activities at a nearby park, plus you can ride your bike/run along the street. There are many grocery stores in the area with a variety of offerings and tons of fruit stands. It's a community-oriented area and a little off the main path which means it's quieter for sleep and less crowded, but you can walk 10-15 minutes to Roosevelt Av, where there are bars/restaurants. The apartment is 0.7 miles from 7 train at 82nd or 0.8 miles to 90th ave 7 train, or you can 1.2 miles to the 74th st/Roosevelt Ave station for the E/F/M/R/7 trains. Street parking is pretty good during the day but tricky at night if you're looking to commute by car.
Accessibility: The apartment is up one floor of stairs, then the bedroom is on the second floor of the apartment (so another set of stairs). Unfortunately there is no elevator.
The ideal candidate is proactive about keeping shared space clean and mindful of noise. No smoking inside. We're generally pretty chill and respectful of each other. We all like a community vibe and enjoy hosting friends and family overnight from time to time, but are considerate about making sure it works for everyone.
There are 3 other roommates in the apartment, all in their 20s. Sara (she/her), Margot (she/her), and Daniel (any pronouns). Everyone is respectful and considerate. We often hang out and eat or watch movies together, but are also comfortable with hanging in our rooms and having some privacy.

We'd love to do a short video chat first, then will offer a tour to people we think are potentially a good fit. If all goes well, we'll then submit your info to the landlord for official approval. He requires income documentation and might run a credit check.
We're pretty hesitant but it's not a solid no - we know how hard it can be to find housing with a pet. Make us a case about how great of a pet owner you are and how well-behaved your pet is and we might consider. :)
