I'm looking for someone to take over the second bedroom in my amazing 2 bed/1 bath in Bed-Stuy. Great for someone who may want to live alone but can't make it work, and wants to create a peaceful shared space with a communicative and thoughtful roommate. Looking for someone to sign onto the lease ASAP starting Jan 1, but start date is flexible (could be February-March). Short-term sublet may be available while I secure a long-term tenant.

Room:
- Unfurnished with space for queen bed, large dresser, desk (standing desk available to keep from previous tenant)
- 2 large windows with great light all day, especially morning light, facing a courtyard lined with beautiful vines in the summer
- Closet and built-in bookshelf
- Shares a wall with the other bedroom and living room
- 10.2' x 11.7'

Apartment:
- First floor with a tall stoop, so feels more like 1.5 floor
- Very tall ceilings, open floor plan, hardwood floors, furnished living room (but open to changing the vibe)
- 2 large windows with gorgeous light all day long
- Utility corner with bike racks, general storage, and sewing/crafting area
- Apartment is cozy with a modern aesthetic, very much a peaceful sanctuary, feels like a home

Accessibility:
- Apartment is first floor with a 9-step stoop (no ramps or elevators)
- Manual doors

- 0.3 miles to Franklin C, 0.5 miles to Nostrand A/C, 0.4 miles to Classon + Bedford-Nostrand G, B-52 bus right outside.

Roommate/Culture:
- You will be living with me, Alida--28 yo, queer/trans nonbinary (they/them), Black/white, originally from Bermuda
- I've been living in the apartment for a year
- I work as an engineer/designer/educator, and I design and make clothes
- I will be a bit more around the house in January but generally work in person
- I like playing music at reasonable volumes and am respectful of quiet/working hours
- I sometimes work on sewing projects in the common area, always cleaning up promptly

Ideal roommate:
- BIPOC/LGBTQIA+ preferred, must be QTPOC affirming
- Anti-Zionist
- Environmentally conscious
- Very clean, communicative, and respectful; cleans dishes immediately and partakes in shared chores
- Respects and appreciates personal space but enjoys sharing common areas
- Good income and credit, pays rent on time

Rental requirements: good income, 700+ credit score (guarantor option available)
$1550 security deposit and first month's rent required upfront to secure spot

Application requirements:
- Completed and signed application form
- Legible copy of ID
- Most recent bank statement
- Most recent W-2 form or tax return (first and second pages only)
- Proof of income
- $200 office fee for management to process the application

For easy approval, income should be approx 40x rent. The same documentation required of the applicant is required of the guarantor. Along with annual income of approximately 80x the monthly rent.
