This apartment is a beautiful rent stabilized 2BR 1BA located in Carroll Gardens in a 3rd floor walkup. I moved here last year with my partner but we are unfortunately splitting up, however I adore this apartment and neighborhood and would love to find someone to take over the second bedroom which we were previously using as an office/guest room.

The space:
-Move-in date is flexible, available 4/1 but ideally no later than 5/1 (the current lease is set to end on 4/30). Looking for someone who can commit to a year, no short-term sub-leases please!
-Rent is $1750 a month plus utilities (gas, electric, wifi) - it really fluctuates depending on the month, but this would be on average anywhere from $100-200 a person.
-The room itself is 9x9.5ft, so big enough for a full or queen size bed and a small desk. You would have your own full-size closet as well. There are two windows in the room so it gets lots of natural light!
-The apartment is very spacious and already furnished with a (shared) fully-tiled bathroom and large tub, eat-in kitchen with dishwasher, thermostat-controlled heat/AC, and video intercom.
-The apartment is right across the street from the subway so extremely convenient transportation, about 20 mins from Manhattan by train
-No elevator, the apartment is a third floor walkup
-The only main caveat is that there is no laundry in the building but there's a laundromat about 2 mins away that does wash and fold, it honestly hasn't been a hassle for me at all since living here

Female roommates will be prioritized. Ideally, I'm looking for someone with a hybrid or in-office work schedule with a good sense of humor, communication, and roommate etiquette. I do value alone time and would respect yours as well, but it would be great to have the kind of friendly relationship where we can spend time together in the common areas watching TV, cooking, etc. I have friends over to visit for dinner or watch parties now and then (usually not more than 1-3 at a time) and don't mind you doing the same.

As far as cleaning goes, I'm not a clean freak by any means but I definitely try to keep the common areas tidy and well maintained and would expect a roommate to do the same. I vacuum about once a week, keep the kitchen clear of dirty dishes (the dishwasher helps with that!), and maintain an overall sense of hygiene and cleanliness.

I'm looking to sublease the room so you would make rent and utility payments directly to me by the first of each month via Zelle or Venmo. To that end, I am definitely looking for someone with a stable full-time income, at least $55k a year. Additional references are great but not required.
