I finally found my perfect home in New York and am looking for the right tenant(s) to enjoy this lovely apartment while I will be away from the area for a one-year degree program. For the right tenant(s) open to flexibility on sublet start/end dates and am also open to removing any furnishings you want to have out of the way/replace with your own.
Highlights of the sublet opportunity include:
- Below-market rent / rent stabilized unit
- Full 1 BR with King-Sized Bed
- Extremely quiet apartment - I never hear any street noise - great for light sleepers and working from home
- Large comfortable sectional couch and large-screen TV
- Only 2 blocks away from Smith Street (and 3 from Court Street) which are the heart of the quaint Cobble Hill neighborhood - both offer plenty of wonderful restaurant, grocery, bar, and coffee shop options - not to mention the best bagels in South Brooklyn!
- Easy subway access - 7 min walk to the F &G trains, within approx. 15 minutes you can access: A,C, D, 2 & 3 trains, and within approx. 20 minutes you can access the 4 & 5.
- Elevator and doorman building
Other notes:
- Unit is located in the basement but receives very good sunlight through large windows (see pictures) (videos available on request).
- We can stay in touch and if my circumstances change and I choose not to return to NYC there could be a possibility of a lease transition if that was of interest to you
I am a professional (she/her) in my early thirties who has been working remotely from home when I am not traveling for business (or fun!) and am embarking on a one year degree program away from NYC. I'm the lease-holder of this space where I have lived for 4 years now. I have subletted the apartment many times before for shorter periods of time. I have a great relationship with the building superintendant and doorman and will be happy to connect you with them in writing so they can support with any apartment/ maintenance issues (if any arise). As some more about me, I enjoy exploring all NYC has to offer, getting out into nature for hiking and camping, working in coffee shops around the neighborhood, and watching movies at home on my comfortable couch.
Current tenant / lease holder
- There is an official building approval process for sub-tenants which would involve a credit check and income verification (it is a rent-stabilized building so has *maximum* income criteria)
- I will require a 1 month's security deposit to secure the sublet which will be refunded at the end of the rental period - if there is any damage caused to the apartment or its contents I will refund the security deposit minus the repair or replacement costs
- Unfortunately it is a strict no-pet building
